RIGHT OF WAY – INCOMING VEHICLES RIGHT AWAY (5 MPH)

When a vehicle comes from southbound on 6th Ave and preparing to turn right into the garage and at the same time someone is leaving the garage and turning right onto 6th Ave. You may question, who has the right of way?

Per the California Driver’s Handbook (Section 7: Laws & Rules of the Road)

Entering Traffic: When entering traffic, you must proceed with caution and yield to the traffic already occupying the lanes.

A vehicle leaving the parking garage does not have the right of way and must always wait for the incoming vehicle. Please remember, the parking garage speed limit is 5 MPH.

EMERGENCY KEY

Do you have emergency key on-file with Management?  It is very important to have an emergency key on file with the building.  During an emergency situation, Management may be required to gain access to your unit.  In the unlikely event that a key is not on file, your door may sustain damage from forced entry.   Please note, this is an Owner expense and can be very costly.

Emergency keys are not used for the purpose of letting guests or personal workers in. Owners must make separate arrangements for these situations including calling a locksmith.

INSURANCE MATRIX & HOMEOWNER INSURANCE REQUIRMENT

Management collaborated with the Association’s Insurance Agent, Brian Kalmenson, on a matrix for Coral Tree that outlines coverage provided by the Association, and coverage required by owners. This matrix also includes an informative memo on water damage.

Coral Tree Plaza requires that all Owners carry individual condominium insurance.  This is separate from the Association’s master policy. The individual condominium insurance policy is to protect the interior of the unit and all the exclusive use components and personal belongings in the event of a loss, either within the community or in your own unit. Even if the damage is a result from common area, without adequate insurance coverage, an Owner may still find themselves responsible for certain unit interior repairs.

It is very important that all owners consult with their personal insurance agents to ensure that the proper coverage limits are in place. All owners are welcome to have their personal insurance agents contact the association’s insurance broker and they are more than happy to assist in discussing the potential gaps in coverage between the association’s policy and the personal condominium policies. Please submit a copy of your Homeowners Insurance for my records and if you have an Electric Bicycle stored in your unit, insurance is required as well.  Thank you!
