2025 MONTHLY ASSESSMENTS
Please keep in mind, effective January 1, 2025, the monthly Association assessment for each unit has changed. Please review the 2025 Budget (Exhibit B) to determine what your new payment is and make the appropriate adjustment. This is especially important if you utilize your bank’s pay option, as it most likely requires manual change to prevent any late charges by the 15th of each month. If you have set up automatic payments set up through Action’s Resident Portal, the amount that is withdrawn will automatically update. Please contact Management if you need any assistance locating your new assessment amount at mcasillas@actionlife.com.

ELECTRIC MOBILITY BICYCLE STORAGE & INSURANCE
Personal Electric Micromobility (E-Mobility) devices including Electric Bicycles (E-Bikes) and Electric Scooters (E-Scooters) may be stored at the discretion of the homeowner in one’s residential unit. Since Lithium batteries are exceedingly heat sensitive, E-Mobility devices may not be stored on balconies unless the Lithium batteries are removed and safely stored within the residential unit. To provide a neat appearance, E-Mobility devices when stored on balconies must be covered. At no time can storage brackets be mounted to the side of the building, door/window frames, balcony railings, or the masonry surrounding first level patios.
All owners storing and charging E-Mobility devices, and those whose tenants are doing the same, must maintain liability insurance covering the storage and charging of such devices on campus and name the Coral Tree Owners Association as an additional insured.
Please provide a copy of the current insurance certificate to the Management office.
