CORAL TREEE PLAZA MASTER INSURANCE (2023 – 2024)

Every year the Association is required to renew the Master Policy Certificate of Insurance for Coral Tree Plaza. The Insurance Policy was renewed during the July 27, 2023, Board of Directors Meeting and has been posted in the residential portal.

The Master Policy Certificate of Insurance was renewed as of August 1, 2023 – July 31, 2024, please feel free to reach out directly for a copy of the Master Policy.

FOB AUDIT – 2023

Each year Management is tasked to perform a fob audit to ensure we do not have any fobs roaming around that should not be active. This is a safety/ security deterrent to ensure all fobs in our system are correctly allocated to your unit.

I am requesting each unit to provide me with their fob #, this fob # can be located on your fob and has up to seven (7) numbers. I will be contacting each unit directly to perform this fob auditfor Coral Tree Plaza.

PET URINE IN COMMON AREAS

As a reminder to all residents with pets, you are responsible for your animal and any pet waste that they may leave in the common area. During the past week, we have found a trace of urine in front of the West Lobby leading towards the sidewalk and on planters located at both lobby entrances.

Pet owners may not permit their animals to urinate on planters or anywhere in the common area other than in the dog run.

Owners found responsible for allowing their pets to defecate or urinate in the common area other than the dog run may be subject to the violations process which can include fines to the owner.

STORAGE LOCKER ASSIGNMENT

I have come to realize a few residents may have their items stored in multiple lockers. Each unit should have at least one (1) locker assigned to each unit and unfortunately that is not the case due to multiple lockers being occupied.

If you are using multiple storage lockers, please clear the additionally used locker(s) and notify Management of the available locker: mcasillas@actionlife.com.  I do plan on performing a storage locker audit as well to clean up the records we have on file for accuracy.

COLLING TOWER / CHILLER REPAIR

During a recent inspection performed by our vendor San Diego Mechanical, it was identified some repairs will be required to be performed on the Cooling Tower and Chiller in the near future. These are all aging components on this unit that have life expectancies and are reserve funded for replacement. There are many mechanical components to this very impressive chiller system that does require preventative maintenance and repairs from time to time.

The good news is the system is working in good condition as a temporary repair was made to sustain the system. As we approach the pending repair date, Management will provide further information.
