Hello Coral Tree Plaza Community.

PRIDE WEEKEND!!!

I think it’s safe to say that this weekend is the biggest celebration of the year in Hillcrest. The pride parade is back, and pride weekend will be in full swing. I want to just leave a few notes about this weekend.

-All guests at the property must be accompanied by a current resident. Anytime you are at the pool, please be sure that you are with your guest.

-Glass is not allowed on the pool deck. If glass was to break anywhere on the pool deck, the pool will be drained and cleared of glass material. This is a very costly expense and prevents residents from enjoying this amenity.

-The pride parade is Saturday, July 15th from 10:00 am – 3:00 pm. The parade comes up on 6th Avenue, right alongside our tennis courts. If you are coming or going from the parking garage, there is a police barricade that will temporarily be pushed out to allow access into and out of the garage.

-It is recommended that you move your vehicle out of the parking garage if you have plans throughout the day on the night before the parade because even though there is a temporary barricade for cars, it can take a while to get into and out of the garage.

-The San Diego Pride Parade is the largest single day civic event in the region and is among the largest Prides in the United States, attracting over 300,000 supporters and members of the LGBTQ+ community.

COMMON AREA DAMAGE

Some of you may notice common area damage is more noticeable in higher places of traffic than others. While we work diligently to take care of as much in house preventative maintenance and common area clean ups, there are some areas beyond our repair. Most recently it was brought to my attention of some profanity language carved into the East Elevator Floor Indicator.

Management contacted our elevator company (24 Hour Elevator) to replace the damaged plastic screen cover. We sure hope our guests and those who work in the building are being respectful to Coral Tree Plaza. Keep in mind there are costs associated with performing these repairs which can be expensive over time.

COOLING TOWER VFD REPLACEMENT – THURSDAY JULY 20th   

An important repair to a Cooling Tower component is scheduled to be performed on Thursday, July 20, 2023, between the hours of 8AM – 5PM to replace one out of three VFD’s. A VFD is a Variable Frequency Drive that regulates the speed of our electric motor to the Cooling Tower. While this repair is being performed, there will be no water circulating from the Chiller to the Cooling Tower.

You may ask, what does this mean? This means, you will have no water to your exclusive usage HVAC system located in your unit, please do not turn on your HVAC during the time of repair. When our mechanical vendor (San Diego Mechanical Energy) charges the system back up and confirms normal operation, I will send an email out notifying you the repair is complete.

FIRE HORN – CITY INSPECTION (WEST BUILDING ONLY)

As you may recall, A&D Fire recently performed the Fire Horn installation in the West building two (2) weeks ago. The City of San Diego is required to perform an in-unit inspection for the West (3634) building to ensure the Fire Horns were installed correctly and sound off. The city, as you may know is not the easiest to schedule inspections with. I have been given two (2) inspection dates, Tuesday August 1st and Wednesday August 2nd. The city will provide A&D Fire & Management with the time slot they will be arriving the morning of the inspection.

The city inspector mentioned it will take approximately five (5) minutes or less in each unit and appreciates everyone’s cooperation so they may move quickly throughout the building. In the event the inspection cannot be performed in one (1) day, the City inspector will be required to come back on Wednesday August 3rd. Please follow up with Management to let me know if you will be home for this inspection or if we may use the key on file.
