Hello Coral Tree Plaza Community.
CARPET CLEANING – MONDAY JULY 10th
Starting on Monday July 10th – Friday July 14th Carpet Cleaning Kings will be onsite to perform a deep clean to the hallways of both buildings, elevator landings in the parking garage, and the clubhouse flooring. Jesse and his crew will be cleaning both the carpeted hallways and the tiled hallways. They will start in the East building on the upper-level floors and work their way down to the first floor, repeating this same process in the West building and finishing in the Clubhouse.
COOLING TOWER VFD REPLACEMENT – THURSDAY JULY 20th
An important repair to a Cooling Tower component is scheduled to be performed on Thursday, July 20, 2023, between the hours of 8AM – 5PM to replace one out of three VFD’s. A VFD is a Variable Frequency Drive that regulates the speed of our electric motor to the Cooling Tower. While this repair is being performed, there will be no water circulating from the Chiller to the Cooling Tower.
You may ask, what does this mean? This means, you will have no water to your exclusive usage HVAC system located in your unit, please do not turn on your HVAC during the time of repair. When our mechanical vendor (San Diego Mechanical Energy) charges the system back up and confirms normal operation, I will send an email out notifying you the repair is complete.

JACUZZI / SPA – DOWN FOR REPAIR
Our Pool Vendor (Pool Beautiful) noticed during this week’s service, a water leak coming from the union’s spa heater and bypass valve, which unfortunately resulted in having to shut down the boilers to the spa until the repairs are made.
Parts have been ordered for repair and should be repaired by next week. Once the repairs have been performed, I will send a follow up message stating the spa is available for use.

EXCLUSIVE USAGE – HVAC MAINTENANCE
HVAC/Water Source Heat Pumps are the mechanical components responsible for providing heating and cooling to the individual units. These HVAC systems are located in each unit and is up to the Residential Owner to service and maintain their exclusive usage HVAC system, as stated in the CC&R’s Section 7.3 Owner Maintenance Responsibilities, located on pg. 48.
If these systems are not maintained or serviced on an annual basis, they may become damaged or have a clogged line resulting in water damage.
Management contacted HURN Mechanical to perform HVAC maintenance for the building Residents at a group rate of $190. This maintenance can be coordinated with HURN Mechanical office directly at (619) 312-1924.
As a note, owners may use any licensed and insured HVAC company they would like. HURN Mechanical is not endorsed by Coral Tree Plaza, but rather is an option for residents to use.
