COOLING TOWER REPAIR – TUESDAY, APRIL 25, 2023
An important repair to our Cooling Tower is scheduled on Tuesday, April 25, 2023, between the hours of 8AM – 5PM to replace the rotating assembly. With the warmer months on the way, we wanted to get this repair performed ASAP while the temperature is still cool out. While this repair is being performed, there will be no water circulating from the Chiller to the Cooling Tower.
You may ask, what does this mean? This means, you will have no water to your exclusive usage HVAC system located in your unit, please do not turn on your AC during the time of repair. When our mechanical vendor (San Diego Mechanical Energy) charges the system back up and confirms normal operation, I will send an email out notifying you the repair is complete.

DUMPSTER NOTICE – TUESDAY, APRIL 18, 2023
The time is finally here! Global Disposal and Coral Tree Plaza have been able to schedule a large dumpster that will be dropped off on Tuesday, April 18th and picked up on Monday, April 24th. The dumpster is going to be placed on the parking apron between both towers. Management will coordinate to have the dumpster on one side of the parking apron to allow parking on the East facing side. Cones will be placed Monday morning on the West facing parking spaces to reserve for the trash bin.
When dumping items you are no longer interested in using, please make sure you are throwing away the correct material. The association will incur costs if the wrong materials are dumped, please refrain from throwing away items such as electronic waste (old phones, computers, tv, etc.), paint cans, or any related hazardous materials.
If you have questions about what can and cannot be thrown away, please send me an email with the details and I will let you know if it can be thrown into the dumpster.
If you have something too big and/or heavy to throw into the dumpster yourself, please leave it next to the dumpster in the parking lot and Victor will throw it into the dumpster.
Also, we will make sure an elevator is padded in each tower for your use.
ELEVATOR EMERGENCY BUTTON & EMERGENCY PHONE REPLACEMENT
In the event you are stuck in one of our six (6) elevators, there is an “Emergency” button when pressed, that will call out to an Emergency assistance operator of 24Hour Elevator. Our elevator vendor has an emergency line that is active 24 Hours a day to assist with your elevator related matter. Even when the power was to go out, there are emergency batteries that will bring “minimal” power to the elevator to allow minimal lighting and access to the emergency landline phone. These batteries are tested regularly when our vendor performs the monthly elevator service and inspection.
During a recent inspection the Emergency Phone Line located elevator cab #1 in the West Tower has failed. The Board approved for the Emergency Phone to be replaced by our elevator service company 24Hour Elevator.
A rush has been placed to have the elevator phone replaced ASAP.
ELEVATOR COP PANELS & SURFACE MOUNT REPLACEMENT
Have you noticed certain buttons in the elevators and on specific floors just don’t light up anymore? The light bulbs for each button have been replaced numerous times and at this point, the circuit that lights up the buttons is inoperable. The Board approved to replace the Car Operating Panel (COP) in four (4) of the residential elevators and surface mounts (up/down buttons) on each floor for both East & West (15 floor per tower).
24 Hour Elevator will be performing this service for us, parts have been ordered and an install date is TBD. As soon as an installation date has been provided, additional information will be provided.
