CALLBOXES
As you may recall, both callboxes went down last Friday, March 24, 2023 and I had scheduled for Cox to come onsite the morning of Monday, March 27, 2023 to perform the repair. While the repair was being performed, Cox dedicated the West Callbox to a different phone number:
If you receive a call, please verify that the person attempting to access the building is a guest of yours. If they are a guest and you would like to buzz them in, please press “9” on your phone keypad to open the front and inner lobby doors. Another function of the callbox that I want to bring to your attention is if you get a call from callbox and they need to get into the promenade to meet you at the pool or the tennis court, press “6” and the promenade gate nearest the callbox will open up for your guest.

GENERATOR UPDATE
From the SDG&E Power Outage I was placed in a position to learn a few things about the property such as what is active while the Generator is supplying ‘”Emergency” power to the building. As you are aware the Generator is original to the building and was able to turn on for 2-3 hours on two (2) separate occasions. In order to understand why it did not keep running, a separate Load Test will be required to be performed so we can see what is causing the generator to turn off in between the 2-3 hour time frame. We can rule out fuel being an issue as we had plenty left over and the starter which we thought had failed, needed new wiring.
When a Generator Load Test is performed, it simulates an “Emergency” building scenario. Global Power does perform an onsite 30 minute mandatory Generator Test that is required by the Air Pollution Control District on a monthly basis.
SDG&E POWER OUTAGE – COMMENTS & ANSWERS
Board President, Drue Smethers put out a message to the Community in regard to the SDG&E Power Outage on Monday, March 13, 2023. Management has gathered your responses from the email and has reviewed with the Board. Please see the comments and answers below from Management.
- Stairwell Lighting very dim in certain areas – Building Engineer Victor Lopez has performed a review of all stairwell lights and has started replacing as needed.
- Can we hire onsite security for emergency situations – This will be reviewed on an as need basis.
- Generator Review – Global Power is scheduled to perform a Load Test in May.
- Generator Life Expectancy in Reserve Study? –Approximately 12 years
- Callbox not working – Callboxes were shorted out and a hard re-set was required to be performed, Management was shown how to re-set.
- Fob System Review – Fobs are not on the Generator due to the load demand
- Common Area, Lobby & Secondary Key Entry – Currently reviewing to add additional key locks to specific areas of the community.
- Re-set the elevators to get operational? – There is a hard re-set for the elevators that can be performed on matters like this, although 24 Hour Elevator asked to not re-set the elevators as it wipes the error code of what the problem is.
- Do we have an Emergency Contact List? Yes, in the Fire Emergency Control Room located in P1 and has been recently updated. This is one of the first areas the Fire Department would check for.
- Floor representative for Emergency scenarios – This is a great idea, Management will work on sending out a message on this matter in next week’s newsletter.
