Hello Coral Tree Plaza Community.
SDG&E POWER OUTAGE & GENRATOR UPDATE
For many of you Sunday, March 12, 2023 was presented with a stressful situation due to the SDG&E “planned” power outage that began roughly at 2AM – 4:45PM. The Board and Management received quite a few very helpful comments, suggestions, and questions in response to Board President, Drue’s “Power Outage Corrective Action” Statement. Management and the Board is not taking this matter lightly and will be working with our vendors to review and make a corrective actions with the problems that occurred.
Management was working around the clock on Sunday to get Coral Tree back to normal operation. When the power cam back on from SDG&E at approximately 4:45PM, I was notified shortly afterwards and I than reached out to elevator vendor (24Hour Elevator) which arrived on site and re-set the elevators by 6:15PM for both East & West Tower “Residential”. The Garage elevators were re-set also but could not be active until the Fob System came on. Fob vendor, CRB Security met up with Management on site at 7:00PM to perform a hard re-set. By 8:15PM, we had the elevators, garage gate, fob access back on line and had our mechanical equipment inspected by ProTec building engineer.
Our generator was on for approximately 2-3 hours on two sperate occasions before it had turned off. The generator is original to the building and was inspected on Monday, March 13, 2023 by Global Power. Our vendor identified there was no damage to the generator, a few connecting wires were replaced and the generator turned right on without any hesitation. To determine why the generator turns off after 2-3 hours with still plenty of fuel left in the tank, a test will need be calibrated by performing a Generator Load Test. A Generator Load Test performs an “Emergency” simulation on the generator and when this test is performed in May/June of 2023, we will be able to determine why the generator is turning off within the 2-3 hour time frame.
This was a learning opportunity to make improvements on. I appreciate all residents that were able to be a helping hand to your fellow neighbors during a time of need.
DISABLED / HANDICAP EMERGENCY LIST
Residents with mobility issues, whether permanent or temporary, should send an email to Management listing their physical description and their unit number. This information will be placed on the Assisted Rescue List located in the Fire Control Room and may be released to the Fire Marshal in the event of an emergency.
EMEGRNECY LIGHTING IN THE STAIRWELLS
A very important topic of discussion was brought to my attention regarding the emergency lights in the stairwell and why were they so dim or not working at all? When the power to the stiarwell lights turns off and the electrical current is not received by the emergency lights, the batteries automatically turn on to provide “temporary” emergency lighting for approximately 90 minutes.
After review of our emergency stairwell lighting and discussing with Victor (building engineer), the current emergency lighting in the stairwells are being replaced with new, when the older model fails. Each emergency light fixture is being inspected and replaced as needed in each stairwell.
6th AVENUE PROMENADE PROJECT
Have you heard of the 6th Avenue Promenade project? It is located in the heart of the Hillcrest neighborhood on 6th Avenue between Robinson Avenue and Pennsylvania Avenue.
6th Avenue Promenade is located within an 11-acre commercial core ideally located to add residential density, create public outdoor space, and expand transit options. Efforts are underway to transform this commercial core into the Hillcrest Gateway District, a neighborhood for residents and visitors to live, work, and play in a transit- and pedestrian-friendly environment.
