Coral Tree Plaza Weekly Update – Friday, March 10, 2023

Hello Coral Tree Plaza Community.

INSURANCE MATRIX & HOMEOWNER INSURANCE REQUIRMENT

Management collaborated with Association Insurance Agent, Brian Kalmenson, of Kirk Miller Insurance, on a matrix for Coral Tree that outlines coverage provided by the Association, and coverage required by owners. This matrix also includes an informative memo on water damage.

Coral Tree Plaza requires that all Owners carry individual condominium insurance.  This is separate from the Association’s master policy. The individual condominium insurance policy is to protect the interior of the unit and all the exclusive use components and personal belongings in the event of a loss, either within the community or in your own unit. Even if the damage is a result from common area, without adequate insurance coverage, an Owner may still find themselves responsible for certain unit interior repairs.

It is very important that all owners consult with their personal insurance agents to ensure that the proper coverage limits are in place. All owners are welcome to have their personal insurance agents contact Kirk Miller Insurance and they are more than happy to assist in discussing the potential gaps in coverage between the association’s policy and the personal condominium policies.

MINDFUL OF NOISE LEVELS

Please be mindful and courtesy with regard to voice levels, unnecessary noises and boisterous conduct while within the Association Property or which can be heard outside your Residential Unit. Keep down the volume of radios, televisions, musical instruments, etc. that generate noise. Household appliances and power tools are sources of noise and should be operated at reasonable hours.

Particular attention should be paid to minimizing any sounds emanating from your unit between 11:00P.M. and 8:00 A.M. City Ordinance. Be aware that balcony noise carries long distances. Thank you!

ST. PATRICKS DAY (PARADE)

The 41st Annual St. Patrick’s Day Parade and Festival will be held on Saturday, March 11, 2023 from 9 A.M. – 6 P.M. The parade will step off at 10:30 a.m. on Fifth Avenue at Laurel Street and proceeds North up Fifth Avenue to Upas Street, over to Sixth Avenue and South on Sixth to Juniper.

The family friendly festival is free to attend. Throughout the day, an event filled Irish Festival in Balboa Park (Sixth and Maple) features live entertainment on 2 stages. Enjoy Irish step dancing before the parade on the Ashleigh Roach stage at 6th and Nutmeg and after the parade a full afternoon line-up of Irish dance, traditional music, and bands on the Ashleigh Roach and Main stages. Enjoy craft and vending booths for an assortment of items, food booths including corned beef sandwiches and tacos, Guinness brats, and a variety of other delicious options, the beer garden ($5 entry. Serving Guinness, Harp, Nitro Brew, Smithwicks, Smirnoff Seltzer, and wine), and the kids zone.
