Coral Tree Plaza Weekly Update

Happy Friday Everyone.

Hello Coral Tree Plaza Community.

Cooling Tower Repair:

If anyone was in the downtown area on Sunday you may have noticed a lot of helicopter activity. That’s because The Electra was having a new cooling tower installed on the roof of their building. Coral Tree is a little bit unique because the cooling tower is not on the roof of the building, but it is built into the parking garage, directly beneath the above-ground parking lot. A quick refresher, the cooling tower works with the chiller system to eliminate the latent heat that comes from the chiller process. The cooling tower has been serviced in various ways over the years. During a recent inspection, the service technician noticed that the rotating assembly inside the cooling tower is very close to breaking down. It is original to the building and its lifespan has reached an end. So the Board has approved the replacement of the rotating assembly within the cooling tower. This work will not be scheduled for about three to four weeks because that is how long it will take for parts to arrive. At the time of the work, San Diego Mechanical may need to use some or most of the above-ground parking lot to stage the repair. The repair itself is only going to take two days. But in the interest of giving everyone an advanced “heads up,” we expect this work to fall somewhere in the second or third week of December. I will send out another email when I have a deeper understanding of the scope of the job and its impact on the association.

Coral Tree Social:

There was a time before the pandemic hit when the association was gathering every few months for social events. In the interest of health and safety, the Board paused all in-person gatherings for the association during the height of the pandemic. As society has begun to reemerge, so has everyone in the community. Though to be sure many new faces were not around in 2019. There have been calls from some residents in the community to once again begin hosting social gatherings at the clubhouse or in the lobbies like there used to be. So I have put together a very brief survey for the community. The survey is meant to get an understanding of everyone’s preferences and comfort levels with in-person gatherings once again. This is not a requirement, it is optional, the survey only asks for your contact information if you are interested in volunteering to help for the next gathering. Please see the link below. Stealth Monitoring is LIVE:

As a friendly reminder to everyone, Stealth Monitoring is now up and running at the property. So between the hours of 10:00 pm – 6:00 am, someone will be watching the security cameras in the parking garage and pool area. If anyone is attempting to break into an area of the property that is monitored by Stealth, they will be using the loudspeaker system installed in the garage and at the pool to deter trespassing and theft. If the perpetrator does not cease, Stealth is authorized on behalf of the association to dispatch the police to the property. So if you are ever in the parking garage in the evening and hear a voice coming over the loudspeaker, please be advised that it is coming from a monitoring technician with Stealth Monitoring.
