Coral Tree Plaza Weekly Update

Happy Friday Everyone.

Hello Coral Tree Plaza Community. 

Onsite Office Closed – Tuesday:

The onsite office will be closed on Tuesday. I will be unavailable for the day as I will be downtown for jury duty. If you have an emergency and need to get in contact with Action Property Management, please call the front desk line and ask to speak with my Senior Manager Mimi Stansbery. Victor and Maria will be onsite and working their normal hours. The onsite office will be open all other days next week. 

Remodel Beginning West Building:

Starting on Monday there will be a kitchen remodel beginning and the first stage of this process will be demolition. So please be advised that there will be intermittent interruptions with noises throughout the demolition process. As a friendly reminder to everyone contractors must take every precaution necessary to keep the common areas of the property clean and to limit disruptions to the everyday function of the property. As a refresher, I have put the contractor guidelines in this email as well. It includes not only the rules for full-scale remodels but it is also for any outside vendor working at the property inside of a unit. 

Part of a remodel includes having contractors working in your unit. Just the same as when a guest is at the property, contractors are also the responsibility of owners. Keeping the peace with your new or current neighbors is priceless. One way to do that is to ensure that any contractors working at the property are following the rules. Please see the below list of rules for contractors on site. 

-It is your responsibility to use your own FOB for workers to access the buildings and the garage. 

-Notice must be given to the Management Office one week prior to the commencement of work. 

-Contractors must check in with the manager every day before beginning or leaving (sign in/out form posted outside of the office). 

-Hours of renovation work from 9:00 a.m. to 5:00 p.m. Monday – Friday. This includes set up and break down, no noise may be made outside of these working hours. No exceptions. 

No work on weekends or federally observed holidays

-Work on improvement projects shall be completed within 90 days of approval. 

-Contractors must place paper or other suitable covering on walkways, hallways, and stairwells.

-Contractors must also clean up common areas each day they are on the premises. 

-Contractors must arrange for elevator walls to be draped and floors to be covered before moving materials and equipment. 

Pool Cleaning:

On Monday the pool had an unsavory murkiness to it. Typically we can keep a very clean and well-maintained pool, however, the filters on the pool broke. So on Tuesday morning Pool Beautiful came out onsite to clean out the filters and restore the water so that once again we could see the bottom of the pool. The pool filtration system is once again fully functional.
