Coral Tree Plaza Weekly Update

Happy Friday Everyone.

Hello Coral Tree Plaza Community. 

Bicycle Storage:

Lately, there has been a bit of a “pile up” of bikes locked up or placed on the promenade near the East gate closest to the East building entrance. If you have been leaving your bike up there for storage, please stop. This morning Victor cut the lock of a bike that had been there for some time and moved the bike down to storage. We will begin removing bikes that are seen up on the promenade. Similarly, if you have been storing your bike up on your balcony we ask that you please put your bike down in the bike cage now that Stealth Monitoring will be going live shortly. Please place your bike(s) down in the bike cage from here on out. The association has this amenity so that there is reduced clutter on the balconies, and in other common areas. When bikes are left out in plain sight, thieves may be opportunistic and take them. Not wanting this to happen and not wanting to encourage anyone to break into the property, we ask that you please leave them down below in the bike cage. 

Garage Elevator Landings:

The Board recently approved replacing the carpet in the elevator landings down in the parking garage. Martinez construction will begin this work on Tuesday of next week. They anticipate being able to complete one elevator landing per day. There will be limited access to the elevator during the days that they are working in each space. So that the crew can complete one landing per day, please use the other building elevator, the stairs, or an elevator on a different level so that they are not interrupted constantly during their work. The elevator carpets will be replaced with commercial-grade carpeting that is resistant to stains and can be cleaned more easily. Below is the schedule for the carpet cleaning. 

Tuesday, October 4th – West first floor (highest floor of the garage)

Wednesday, October 5th – East first floor

Thursday, October 6th – West second floor

Friday, October 7th – East second floor

Monday, October 10th – West third floor (lowest floor of the garage)

Tuesday, October 11th – East third floor

Board Meeting September, 28 Summary:

This week the Board of Directors met in an Open session on Wednesday. Thank you to all who were able to attend and asked questions. The Board ratified multiple contracts that had been previously reviewed in Executive session. These contracts included a variety of work to be done throughout the association. I’ll briefly go over them below. 

The Board approved a contract with Ace Inspectors, an inspector of election service for the October 19th annual meeting (don’t forget to turn in your ballot!), 

The Board approved a bid from Paramount Waterproofing to install permanent shoring in the parking garage at four identified locations that have structural damage from the double T cast joints. The Board also approved some cosmetic concrete repair and the relocation of a junction box that has become water damaged. I’ll note that even though this work has been approved by the Board and contracts have been signed, we are not moving forward with the work just yet. The association submitted permits to the City approximately 6 months ago and while we have received conditional approval, final approval to begin the project has not been granted to us. So until that time, the work will remain on ice. When the final approval does come through, we can begin planning the work down in the parking garage and advance notice will go out to the whole association. 

The Board also approved the relocation of a firehose cabinet that is on the first floor West side of the parking garage. Right now the hose cabinet sits in the way of where some of the structural repairs need to be done. A&D Fire will re-route the firehose cabinet a few feet away from its current position so that the repairs can be done in the parking garage. 

The Board approved large-scale project planning with Southern Cross Property Consultants to plan out the “big ticket” items at the property. This proposal intends to get an understanding of the cost associated with large-scale projects that the association will take on in the coming years. You may know of a few of these projects already, like the balcony railing retrofit, and fall protection on the roof. Southern Cross will investigate the costs and the time to complete these types of projects and report back to the Board. The proposal can be used as a tool for long-term planning at the association. 

Finally, the Board approved replacing a pool pump that has a small leak in it. There will be no interruption to the service of the pool so all our swimmers may continue to enjoy it.
