Coral Tree Plaza Weekly Update
Happy Friday Everyone.
Hello Coral Tree Plaza Community.
VentPros Discount Dryer Vent Cleaning:
For some residents who have been here for a while, you may recall the discounted group dryer vent cleaning. For those that are new to the property, the association usually partners with VentPros at least once per year to negotiate a discounted group rate for homeowners to sign up for dryer vent cleaning. Over time, lint can build up in your dryer vent. This is the vent that pushes out hot air coming from the dryer, when the vent itself is built up with lint and clogged, your dryer will not run as efficiently. So VentPros will come to the property and clear the line out for you at the cost of $99 on Wednesday, October 5th for the West building, and Thursday, October 6th for the East building. This is not a requirement but it is highly recommended that you take the time to have your dryer vent cleaned out once per year. If you are interested in signing up for this service, I have posted the flyers for this discounted cleaning on the bulletin boards in each building lobby. Below are also the instructions for signing up.
To schedule your time slot:
- Log on to www.ventpros.comClick on the “HOA’s Book Now” Tab at the top right of the home page. (Middle grey lines for the mobile devices).
- Once on the booking website click arrows over to October.
- Select the 5th for West or 6th for East, for Coral Tree 3634/3635.
- Select your desired available time slot, and fill in your name, phone number, address, and unit number.
- In the “Notes” section put any special requests or tenant info, etc.
- Click the “Proceed to Booking”.
Smoking on Balcony:
Thankfully and finally the weather is letting up just a little bit after that heat wave. Cooler weather means more time out on the patio enjoying the view and the reasonable temperatures. It also means that anyone smoking on the balcony is disrupting more residents. There are two places where residents can smoke on the property. The first location is inside of your unit, with the doors and windows closed, and the other location is directly West of the Clubhouse in the area between the building and the 6th Ave. gate. Please be courteous and thoughtful. Remind all guests that come to visit you that they cannot smoke out on the balcony. If any neighbors above have their windows open, they will be subject to unwanted smoke in their unit.
Board Meeting September, 28:
The Board of Directors will be meeting next week on Wednesday for their usual monthly meeting. Thank you all for your understanding of the cancellation of the meeting last month due to a last-minute illness. If you are interested in attending the Zoom meeting, please see the below link.

Hot Water Update:
I apologize for all the cold showers on Tuesday morning. The association has two water heaters (boilers) that fill the storage tank and supply hot water to the building. An association the size of Coral Tree Plaza can efficiently run off of one boiler, but it is a good practice to have two boilers in case one goes down. Unfortunately for the association on Tuesday both of the boiler pumps broke down at the same time, so after the hot water was used all up in the storage tank, there was none left over. Pro-Tec Plumbing was able to replace both boiler pumps on Tuesday by mid-afternoon. One of the boilers began resupplying the building with hot water. The secondary boiler has been reading an error message and Pro-Tec has had to come out on subsequent trips to troubleshoot with the manufacturer. Currently, the association is operating with one functioning boiler. Again, it is not uncommon for an association to use one boiler and the association will continue to have a hot water supply. But we are working to get both of them up and running as swiftly as possible.
Mailroom Packages:
In the mailroom lobby where packages are left, please be considerate when you are sorting through packages. I have left a message with our account representatives at FedEx, UPS, and Amazon to only place packages neatly. To limit the possibility of a trip hazard and to maintain a clear path to the mailboxes, I ask that you not move boxes into the walkway of the mailboxes. The mailroom lobby is an area that the Board is reviewing and looking into updating soon, but until there are more shelving options for packages, please refrain from pulling all of the packages on the floor directly in front of the mailboxes. That way your neighbors can access their mailboxes with ease.
