Coral Tree Plaza Weekly Update
Happy Friday Everyone.
Hello Coral Tree Plaza Community.
VentPros Discount Dryer Vent Cleaning:
For some residents who have been here for a while, you may recall the discounted group dryer vent cleaning. For those that are new to the property, the association usually partners with VentPros at least once per year to negotiate a discounted group rate. Homeowners may sign up for dryer vent cleaning. Over time, lint can build up in your dryer vent. The vent is for your dryer to push hot air out of your unit and out of the building. When the vent itself is built up with lint and clogged, your dryer will not run as efficiently. So VentPros will come to the property and clear the line out for you at the cost of $99 on Wednesday, October 5th for the West building, and Thursday, October 6th for the East building. It is not a requirement but it is highly recommended that you take the time to have your dryer vent cleaned out once per year. If you are interested in signing up for this service, I have posted the flyers for this discounted cleaning on the bulletin boards in each building lobby. Below are also the instructions for signing up.
To schedule your time slot:
- Log on to www.ventpros.comClick on the “HOA’s Book Now” Tab at the top right of the home page. (Middle grey lines for the mobile devices).
- Once on the booking website click arrows over to October.
- Select the 5th for West or 6th for East, for Coral Tree 3634/3635.
- Select your desired available time slot, and fill in your name, phone number, address, and unit number.
- In the “Notes” section put any special requests or tenant info, etc.
- Click the “Proceed to Booking”.
Building Etiquette:
Two issues have come up this week that have been plaguing the community. They are not new topics so I would like to take a moment to note that these are issues I have gone over in the past during weekly updates and manager reports during open session meetings. Please know that part of what makes or breaks a good community is the people. Victor, Maria, and I can do our very best all day long to try and keep the building running smoothly, but at the end of the day, we all leave and go home. This community is a shared responsibility amongst everyone who lives and works here. We would greatly appreciate your participation in upholding that responsibility.
Common Areas:
On Monday, Maria and Victor came to work to find a truly gross mess in the clubhouse kitchen sink. I have attached a photo to this email for you all to see and understand what they saw when they arrived onsite. From what they could determine it was raw cookie dough, left in the kitchen sink. After reviewing the security camera footage in the clubhouse I was able to confirm that one resident and two guests spent a great deal of time in the clubhouse on Saturday and left the mess in the kitchen sink for someone else to clean up.
The common area is named as such because it is meant to be a space where any residents can enjoy. In the same way that we would ask you to not damage the chairs down at the pool or rip the tennis court wind barrier, we ask that you respect the clubhouse and the common areas of the property. Though the time to clean up this mess in the grand scheme of Maria’s day was ultimately small, it’s the notion that she has to clean up the two-day-old raw dough, in a community that is meant to be shared and respected.
So I find myself here, asking once again, please take better care of the community and the building. If you make a mess, please clean it up. If you are unable to clean it up and need assistance, please contact me or even ask a neighbor for help. We are all doing this together and it takes everyone pulling their weight.
Above Ground Lot:
There was once a time when all vehicles not stickered or displaying CTP Guest tags parked in the above-ground parking lot, were towed. It’s a more intense approach to parking violations than the practices we have taken up in the past. But if guests and homeowners continue to disregard the parking lot rules, the Board and I may have to discuss taking this approach once again.
The parking lot above ground is for daytime visitors of the Coral Tree Plaza residents. It’s not a place where owners can park their cars because they do not wish to drive to their assigned parking space in the underground lot. And it’s certainly not a place where vehicles can be parked overnight. I will note that each evening when I leave, sometime between 5:00 pm – 8:00 pm, there are always available parking spaces down in the parking garage visitor spots. If for whatever reason your guest cannot find a parking space down below in the parking garage visitor section, please send me an email so that I can know that the overnight vehicle in the above-ground lot is there out of necessity, and not negligence.
I will begin monitoring more closely the above-ground parking lot, reviewing camera footage, and following up with owners found in violation of the above-ground parking lot rules.
