Coral Tree Plaza Weekly Update

Happy Friday Everyone.

Hello Coral Tree Plaza Community.

Unit Remodel – West Building:

As a friendly heads up, a unit on the 7th floor of the West building will begin construction inside of their unit on Monday. The first part of the remodel is remediation. This does mean that the elevator pads will be up in the West building and that there are anticipated loud noises throughout the time of the remodel. For those who are new or who have not participated in a unit remodel/architectural application process, please see the below timelines for remodeling.

“Work on an improvement project shall commence within 30 days from the date of approval and be completed within 90 days. The Board may extend the remodel period upon special request from the homeowners.” (Pg. 9 2021 Rules & Regulations).

Common Area Items and Building Cleanliness:

The onsite office has received a lot of feedback lately about the cleanliness of the interior of the buildings. Based on the feedback that we have received, Maria has shifted much of her focus and energy to cleaning the interior of the buildings, including the front and mailroom lobbies, hallways, and elevators. However, one issue that she has had to come up against, is residents leaving items to “donate” out in the mailroom. These “donations” are sometimes books or CDs and are sometimes Mexican food leftovers. Regardless of what the items are, this is not permissible. Onsite staff needs to be focused on improving the quality of the building and the cleanliness of the interior. When residents leave items out on tables or leave spills behind, this pulls us away even further from our goal of a clean property. Victor and I have had to begin pitching in more and more.

If you spill something in the common area, please pick it up. Leaving spilled coffee in the elevator or wet puddles in the lobby from the pool is not always going to be immediately picked up. Imagine if 25% of the residents onsite spilled something or created a mess once a week onsite. That means that over 50 times per week, Maria is cleaning up after someone. And she only has five days per week to keep the property clean. Coral Tree Plaza has over 200 onsite residents during any given week. There is one janitorial porter to keep the property clean. So if you have spilled something or your dog has had an accident in the elevator, please clean up after yourselves and help contribute to the community.

Kitchen Waste Line Jetting:

In recent months there have been a few kitchen sink backups on the lower floors of the West building. This typically is an indicator that the association is due for a kitchen stack waste line cleaning. Lucky for you the Board just approved this work to be done at the end of August. On August 29th and 30th (Monday and Tuesday), Pro-Tec Plumbing will be on site and entering into various units to access the kitchen drains and clear out any built-up food waste. Once the final schedule and list of units are sent over to my office from Pro-Tec Plumbing, I will be sure to publish it and send it out to the community, notifying each West building resident that will be affected.

This is preventative maintenance that the association has to do every year or every other year in the kitchen stacks of both the East and West buildings. That being said, the frequency of the maintenance and kitchen stack jetting is dependent upon the usage and buildup in the kitchen stack lines. Meaning that how each building uses its kitchen sink for waste determines the frequency and ultimately the cost, of this type of cleaning. The cost typically is around 9-10k. What are some ways that you can help alleviate the need for this type of maintenance?

-Try not to put grease and food particles down the drain, specifically grease that congeals over time. Instead, consider putting aluminum foil over the kitchen sink and pouring out the grease in that, allow the grease to cool within the aluminum foil, wrap it up and throw it away in the trash.

-Clean your drain regularly using baking soda and vinegar.

-Notify the onsite office if you are experiencing a backup in your kitchen sink.

Quarterly Generator Testing:

On Monday Global Power will be onsite at 11:00 am to perform quarterly testing on the backup generator that is located in the hobby shop. During the generator testing, they will run the generator which does create smoke that is pushed out into the canyon. If you see smoke during this time or hear loud noises coming from the parking garage hobby shop, please just know that it is normal testing being performed on the backup generator. No other areas of the property are expected to be affected during the time of the testing.
