Coral Tree Plaza Weekly Update
Happy Friday Everyone.
Hello Coral Tree Plaza Community.
Parking Garage Minor Power Washing:
Thank you to all those who are recycling their papers, plastics, and certain metals. After a few mishaps and spills, a couple of stains have started to show in the areas around the recycling bins down in the parking garage on all three levels. So on Wednesday, August 17th, Victor and our secondary building engineer will be power washing all six areas of the parking garage. So each floor of the parking garage on both the East and West side are going to be power washed down. If you are parked immediately next to the recycling bins, your car will not be directly sprayed but may get wet during the process. If you would prefer to park your car up above in the guest parking lot or any of the visitor spots on the first floor of the parking garage, please feel free to do so. Homeowner cars left in the above-ground lot on Wednesday the 17th will not be subject to tow.
Elevator Buttons:
The little buttons inside of the elevator and on each floor to call the elevator equate to some 200 light-up buttons on the property. Understandably a few of the lights go out from time to time. But after a while, the panel itself becomes old and needs to be updated. There are a few elevators onsite that have buttons that when pressed, activate the elevator to travel to that floor, but the button itself does not light up. Last week 24 Hour Elevator came out onsite and individually inspected every single button inside of the elevators onsite. Several buttons were replaced with new lights. Many more were not functioning with the light because the panel has aged. I have instructed 24 Hour Elevator to return to the association with bids to update and replace the elevator panels and buttons. In the interim, there will be some buttons that when pressed, do not light up like the others, but will still direct the cab to the proper floor.
Emergency Water Shut Off:
This week during a unit remodel, a supply line was accidentally nicked and started leaking in the guest bathroom of the unit under construction. The contractors called the onsite office to notify us of the water leak right away. Victor and Pro-Tec were able to turn off the water supply and a plumber came out to make an emergency repair. I wanted to highlight this incident to the community because when contractors are working in units, it’s important for the association to know that they are on-site and for the contractors to know that the onsite team is available to help them. Instances like this could have been much worse if swift action wasn’t taken by the contractor and Victor. There were no stop valves to restrict the water leak and eventually water could have soaked the unit down below. If ever and whenever you are doing remodeling work in your unit, please notify the General Manager onsite to ensure easy and quick communication whenever it’s needed.
