Coral Tree Plaza Weekly Update

Happy Friday Everyone.

Hello Coral Tree Plaza Community.

Annual Meeting – Ballot Reminder:

The Annual Meeting for the Coral Tree Plaza Owners Association will be on Wednesday next week. That is the 19th of October and it begins at 5:00 pm for all who are interested in attending. The meeting will be held via Zoom. It is a great opportunity to come and hear about what the Board was able to achieve in 2022 and what they look forward to in 2023. During this time the ballots that you have all been turning in will be tabulated by Ace Inspectors, our inspector of elections. If you have not yet sent out that green ballot you received in the mail, please consider doing so as soon as you can so that your vote can be counted. Below is the login information for the meeting on Wednesday.

Parcel Key Reminder:

I had the opportunity to speak with Nancy Grano, our regular mail person here at the association. She asked me to remind the community that whenever there is a parcel key that is inside of your mailbox, please remove the package from the parcel locker. There are only so many parcels that we have and so when one is taken up by a resident who isn’t picking up their package, that space isn’t being used when it could be. If you are ever going to be out of town, please consider letting Nancy or myself know so that she can hold off on using a parcel for any deliveries you are expecting during the time of your travel.

Energy Conservation:

Each month the association receives and pays both a gas and an electric bill. The gas is used for hot water heating, whereas the electricity is used all over the property. The most recent bill we received from SDGE showed electrical usage in August because each bill that comes is from the previous month’s usage. Our bill was about 29% higher than it was the previous month of July and about 20% higher than September’s usage last year. Our highest hour of demand was between 3:00 pm – 4:00 pm each day. Some of you may be wondering what this has to do with you because you pay for your electrical bill for power inside of your unit. While that is correct, the other way that homeowners and residents interact with the power demand at the property is through the chiller. When lots of units are using their air conditioner at a very low temperature, the chiller must work in overdrive to meet that demand, which means it must use more electricity. All of this is to say that if you find yourself heading out for the day, consider adjusting the thermostat up a degree or two so that the chiller is not working in overdrive to cool an unoccupied apartment. Every little bit helps the association’s bottom line and also helps the environment.
