Coral Tree Plaza Weekly Update
Happy Friday Everyone.
Hello Coral Tree Plaza Community.
East Promenade Gate Access:
Approximately a month ago CRB Security inspected the East promenade gate because reports came in that the gate was not unlatching when residents scanned their key fob to get access to the promenade. CRB Security was unable to recreate the problem and the gate was unlatching whenever they were scanning their fobs. Out of an abundance of caution, a backup latch and reader were ordered to have in stock so that if the gate were to fail again, it could easily be replaced. After the reports this week and an onsite inspection, the gate is not unlatching when fobs are scanned. Please note that this has nothing to do with the fobs themselves, it is the gate latch and reader. CRB is scheduling a time to come out and replace the reader and the latch within the next week. For the time being, please use the West side gate to access the promenade.

Onsite Office:
The onsite office is once again open. The office will be open next week Monday – Thursday during normal hours. The office will be closed on Friday, May 27th, and Monday, May 30th.
Fire Inspection:
Every year the fire marshal for the City of San Diego is required to inspect all of the buildings in the county. They arrive on-site and check to see that the association has had all the equipment professionally inspected by an approved third party, and they also walk the full property with Victor and me. It is an involved process that includes walking all three floors of the parking garage, trash rooms, and every hallway. Two issues that the association has had in the past can be fixed by homeowner involvement. Per the fire code, there cannot be items in hallways, it presents a trip hazard if people need to run out of the building during a fire. So everything from shoes to small tables has to be removed from the hallways. The second issue pertains to the SDG&E / Electrical rooms on each floor. These rooms have commercial locks on them and they are typically only opened up for AT&T or Cox when an owner is installing a new internet service. In the past owners have stored various items in these rooms, and the onsite team has done their best to keep these clean and empty. The fire code states that no additional items can be placed in these rooms, if a spark from the electrical panel were to jump out it could potentially catch fire to any stored items in the closet so they must be kept clear and empty. If you have stored anything in these rooms, please contact management to have them removed and make note that these rooms cannot be used as storage for owners.
