Coral Tree Plaza Weekly Update
Happy Friday Everyone.
Hello Coral Tree Plaza Community.
Mail Packages:
Parcels and mail packages that are left in the mailroom should not be left out for elongated periods. In recent weeks some owners who do not live at Coral Tree Plaza full time, have left their packages in the mailroom lobby for well over two weeks. Packages that are left in the lobbies add clutter to an already busy passageway. It also can entice package thieves to come and take a parcel that has been left out for weeks on end. If you are not currently staying in the community and have a package being delivered, please either consider asking one of your neighbors to hold onto the mail for you until it arrives, or contact the onsite office to make arrangements for your packages. Parcel theft is on the rise and Coral Tree Plaza is a busy place with many visitors in and out of the building all day. The best way to defend against this type of theft is to minimize the time packages are left in the mailroom lobbies.
Remote Monitoring Services:
The board has been diligently meeting with various prospective vendors to complete evening surveillance via remote monitoring. This is meant to add a measure of safety to the community to reduce unwanted break-ins. The association has had to complete several upgrades to the building to make it service-ready for remote monitoring services. You may have noticed an increase in cameras in the garage, this is because the board authorized the installation of eight new cameras and multiple exit door alarms. The building now also has a dedicated IP address for the remote monitoring company, which will allow them to virtually access the building’s camera systems to watch overnight for theft, vandalism, and breaking in.
Promenade Update:
Starting back in July, Southern Cross Property Consultants began working with JW&W Structural Engineers to assess the promenade deck surfacing, as well as the structural integrity of the parking garage. Some of you may recall that during the assessment JW&W found four high-priority areas in the parking garage that needed immediate shoring up. The temporary shoring is in the parking garage at the moment and can be seen on the first three levels of the garage. Behind the scenes, JW&W is putting together a scope of plans for permanent shoring up of the structural issues in the garage. These plans then have to go through the permitting process with the City of San Diego. Similar to the structural plans in the garage, the promenade will be resurfaced in conjunction with the structural repairs. If the repairs in the garage are completed, the promenade needs to be resurfaced shortly thereafter to prevent any further water intrusion into the garage which causes structural damage. So Southern Cross Property Consultants is following the same process of submitting permitting plans and requests to the City to be able to go out to bid for the projects. Without knowing what the City approves of, they cannot ask vendors to bid on the job. This is all to say that the Board of Directors and management are working continuously to address the promenade. As a friendly reminder, Southern Cross conducted a full building audit to prioritize repairs and inform the board of which projects need to be completed first. The promenade and the parking garage structure were number one on the list, hence the projects moving forward ahead of all other identified issues on the property.
West Entrance Tree Stump:
The leftover tree stump out front of the West building from the rainstorm in December is an area that needs improvement. Pacific Green Landscaping has come out several times to try and remove the tree stump. They have determined that they do not have the equipment or means to remove the stump. Both the barrier wall and the root system of the tree are difficult to work around, so a professional arborist must be called in. MSE Landscaping came out onsite on Friday last week to inspect the tree trunk and to provide an estimate for the removal of the stump. They will be weighing out the options of either full removal or tree stump grinding. Based on their professional opinion, the board will decide which course of action to take and will review the proposals for the stump.
