Coral Tree Plaza Weekly Update
Happy Friday Everyone.
Hello Coral Tree Plaza Community.
West Building Plumbing Fluctuation:
This week residents in the West building began reporting that they were having issues with fluctuating water temperature and difficulty getting hot water in their units. Originally it was thought that there was air trapped in the recirculation line from a water shut-off last week, however, after further investigation by Pro-Tec Plumbing, it was discovered that the ACVs need to be recalibrated. Some of you may remember going through the recalibration about a year and a half ago. For those who are unfamiliar, ACV stands for the Automatic Control Valve, there are two valves for the hot and two for the cold supply lines for each building (eight total for the property). These valves function as regulators of changes in pressure. So if a resident in 8A is showering, and their neighbor in 7A turns on the bathroom faucet, these valves counter the loss in pressure to ensure that 8A continues to receive the same amount of shower pressure as they were before 7A turned on the faucet.
Inside of these valves, there are rubber gaskets that over time wear and deteriorate, much of this is due to the hard water that San Diego gets. So when those begin to wear thin, they have to be replaced and the system needs to be rebalanced. Some of you may be asking- well why aren’t you replacing the gaskets on a scheduled basis? You would be asking a very good question. We are still working out the timing to replace and calibrate the ACVs. The ACVs are a delicate part of the building plumbing system so it’s equipment that is best left undisturbed until it needs to be replaced. It is also difficult to tell how often the gaskets should be replaced because it varies by building due to use. High use of the plumbing = more wear and tear on the ACVs.
So in the future, if you begin to notice that out of the blue your water pressure is changing drastically, you can’t get hot water or get very little hot water, please notify the onsite office, because it is a clue that the ACVs need to be adjusted.
Pro-Tec Plumbing came out onsite today to work on the ACVs for the West building and to calibrate them. The East building has been inspected and the East ACVs do not require maintenance at this time.
Carwash:
The carwash is a unique benefit to the community. I can say with confidence that there are no other properties in San Diego that Action manages that have carwashes. So please show some respect to the coveted amenity. Lately, people are using the carwash and leaving dirt and debris in the carwash area that is so thick it stacks up to about a quarter-inch high throughout the wash. The next person after you to use the car wash is going to have to clean all of that up. So when you are done washing your car, especially if it was caked in dirt, spray down the wash station and make sure the water is draining out. The drain is directly adjacent to the cast iron in the corner, sometimes it can get blocked by larger debris sitting on top of the grate so be mindful of this. If the drain is ever not working even after clearing the debris, please notify Victor or me.
Noise Violations:
Just a short reminder to everyone that if there is a noise violation going on in a unit, meaning that they are excessively loud during quiet hours, please do your best to double-check and make sure you know where the noise is coming from before submitting a complaint. With the construction of the building and the concrete slabs, noise does travel in a very funky way, so please do not have contempt for your neighbors prior to investigation. Ideally don’t have contempt for your neighbors in general, but if you are frustrated, please report it to me and I will address the noise violations with the owner responsible.
