Coral Tree Plaza Weekly Update

Happy Friday Everyone.

Hello Coral Tree Plaza Community.

Fob Rules:

Earlier this week I sent out an email regarding the proposed new fob rules. Thank you to all who sent your thoughts back to me. They will be shared with the Board of Directors and taken into consideration when the time comes to vote on the rule change itself. If you have not taken a look at the proposed rules, please see the below for reference.

Each unit may be issued 2 fobs per bedroom (bedroom number determined by the original floorplan of the building) with the option to purchase one more for $100. The maximum number of active fobs for these units is below:

A (2 bedroom) = 5 fobs

B (1 bedroom) = 3 fobs

C (2 bedroom) = 5 fobs

BC (3 bedroom) = 7 fobs

D (2 bedroom) = 5 fobs

E (3 bedroom) = 7 fobs

F (4 bedroom) = 9 fobs

G (4 bedroom) = 9 fobs

H (3 bedroom) = 7 fobs

1.    In the event a fob is lost, the owner must notify property management immediately, at which point it will be deactivated. If the fob is subsequently found, it can be reactivated free of charge. However, if the fob needs to be replaced, the owner will be required to pay the $100 fee.

2.    In the event a fob is damaged and needs to be replaced, the owner will be required to turn in the damaged fob and pay the $100 fee.

In the event a fob fails to function properly, the owner is to contact property management immediately, at which point the fob will be assessed for any visual wear. If there are no indicators that the fob has been damaged, the fob will be replaced free of charge. However, if there is apparent wear or damage, the owner will be required to pay the $100 fee for replacement.

Onsite Office Closed:

Homeowner Feedback:

As some of you saw, Action Property Management sent out an email to all residents seeking feedback on how each association is doing. Some of these questions had to do with how well the property was taken care of, including janitorial, maintenance, and management. If you did not have the opportunity to partake in the survey and would like to give your feedback, I would be happy to hear out from residents the questions, concerns, (and possibly even praise) from everyone in the community. If there are things that the onsite team is doing right and we should keep doing I’d like to know, if there is room for growth and improvement, that would also be very helpful for us. It is not uncommon for everyone to get into a routine with a job and not approach situations with a fresh set of eyes.
