Coral Tree Plaza Weekly Update

Happy Friday Everyone.

Hello Coral Tree Plaza Community.

Covid Endemic:

As many are aware, the masking guidelines and requirements in the state have been rolled back. Covid is turning into an endemic, some are saying it is even going to be akin to the flu. So as everyone begins to go about their daily life I would like to remind folks that if you have tested positive for Covid, wear a mask when indoors. There are going to be residents who have Covid but need to leave their unit, there are also residents who are considered high risk. To mitigate community spread, please wear a mask if you suspect you have Covid or have been diagnosed with Covid. It will not be a perfect system because people are going to be asymptomatic and not realize that they are spreading Covid, but whenever possible the community should take precautions to protect one another. Thankfully the association fared quite well throughout the lockdown and the Delta variant. I would encourage everyone to keep up the awareness around the spread of germs.

Garage Gate – Vehicle Timing:

Today CRB came out again onsite to work on the garage gate clicker system. They were finally able to make a repair that returned functionality to the system. However all of the garage gate numbers that everyone sent to me previously now need to be input back into the system. Everyone can begin to use their gate clickers again. If your clicker is not working please reach out to me and I will either reset it or will provide you with a new one. I would advise that everyone slows down by the fob reader on the garage ramp before entering into the garage, that way if your gate clicker is not working for any reason, you can still swipe your fob for access.

When you are driving out of the garage, bear in mind that the incoming cars have the right of way, cars coming down the ramp take priority when driving into the garage. Now that the garage gate has been sped up, this is even more important to prevent vehicle accidents. So keep this in mind as you travel in and out of the garage.

Window Washing:

A few residents have been reaching out and asking what the status of our window washing is. The status is complicated. CalOSHA has really begun tightening down on the regulations in Southern California for window washing. As some of you may be aware, the Harbor Club downtown has gone almost 10 years without window washing because they are in the process of retrofitting their roof to have a swing stage setup for window washing. CalOSHA has tightened down on the regulations for window washing with good reason, just a month ago a window washer fell 8 stories in downtown San Diego and died. If and when buildings are found liable for such incidents, the fines alone from CalOSHA can be close to a million dollars.

For Coral Tree Plaza we do not need a swing stage or scaffolding, but for the type of window washing that we complete, OSHA requires that there be tiebacks inside of each unit next to each window and sliding door. A tieback would look something like a U bolt attached to your floor right next to the window.

If CalOSHA finds out that the association is approving window washing without proper fall protection then Coral Tree Owners Association, Action Property Management, and I (Tyler Boelts) could be fined.

Right now I am working directly with CalOSHA to try and get our window washing approved with minimal to no changes in the community that way they are involved in the process and approve of the solution that we come up with. This may take time, but the hope is that at the end of it, the association can have their windows washed without any possibility of a fine.

Fire Alarm Panel Upgrade:

In the SDGE rooms in the garage, there are two fire panels each, two panels for each building. One is for the fire recall of the elevators, and the other manages all of the alarms inside of the building (hallways, units, etc.). You are all probably familiar with the little red horn in your unit that goes off once a year.

In the fall of 2020 Coral Tree was put on fire watch because the panel that monitors the alarms of the West building had a low battery signal. There was no immediate threat, but the backup battery was from 1975 and understandably on its last legs. A&D Fire came out and combined the old panel that controlled the interior alarms with the elevator recall panel. This repair took the association off of fire watch. A&D submitted a permit request to the City to allow the association to keep the combined panel. Unfortunately, the City responded and said that there need to be two separate panels for each building. This means that a new panel has to be installed for the West building.

This will be about a three to four-day job. The work is scheduled for March 21-23. A&D will come out to install the new panel, and then they will need access into every single A and E West building stack unit to test the alarms within those units. Somewhere in both of those stacks are fire alarms that do not sound. To find the missing alarm, A&D will have to do a unit-by-unit inspection. I will be sending out additional notices specifically to those living in the A and E stacks. For now please note on your calendar that A&D will be working on the fire alarm system in the West building from March 21-23.
