Coral Tree Plaza Weekly Update

Happy Friday Everyone.

Hello Coral Tree Plaza Community.

The onsite office is closed today, so here are the updates as of Thursday, March 10th.

Gym Equipment Repair Underway:

This week Victor was able to make a minor repair to the seat adjustment level on the gym hoist pulley system. The seat was previously stuck in the same position but Victor was able to pull out the jammed spring so now the seat can adjust but it does not have the spring system in it. Victor is looking for a replacement part.

Garage Gate:

As mentioned earlier this week, we were going to adjust the speed of the garage gate closing. Instead of changing the speed at which the gate closed, it now only stays open for one second. Essentially it begins to close as soon as it has gotten to the open position. Residents should still wait for the garage gate to close when they have entered the garage. There is no better defense for these break-ins than making sure nobody sneaks in behind you the parking garage. For those who are trying to “ride” in after an owner who just opened the garage gate, instead wait until the vehicle has gone in and then use your fob to scan into the garage. With the shortened time of the garage gate being opened, trying to immediately drive in after another car is not a safe option.

Parking Garage Cameras:

CRB has been out this week installing 8 new cameras at various locations in the garage. They began work on the third floor of the parking garage and are making their way up to the first floor of the garage. These extra 8 cameras offer more coverage of the garage and give a clear shot of the emergency exit stairwells where in the past, homeless people have either propped open the door and/or set up an encampment. Maria also took time to clean all the stairwells this week on Tuesday. If you see debris or any items in the stairwells at the property, please notify one of the onsite team members. It is an indicator that someone is setting up an encampment in one of the stairwells.

Fire Alarm Panel Upgrade:

In the SDGE rooms in the garage, there are two fire panels each, two panels for each building. One is for the fire recall of the elevators, and the other manages all of the alarms inside of the building (hallways, units, etc.). You are all probably familiar with the little red horn in your unit that goes off once a year.

In the fall of 2020 Coral Tree was put on fire watch because the panel that monitors the alarms of the West building had a low battery signal. There was no immediate threat, but the backup battery was from 1975 and understandably on its last legs. A&D Fire came out and combined the old panel that controlled the interior alarms with the elevator recall panel. This repair took the association off of the fire watch. A&D submitted a permit request to the City to allow the association to keep the combined panel. Unfortunately, the City responded and said that there need to be two separate panels for each building. This means that a new panel has to be installed for the West building.

This will be about a three to the four-day job. The work is scheduled for March 21-23. A&D will come out to install the new panel, and then they will need access into every single A and E West building stack unit to test the alarms within those units. Somewhere in both of those stacks are fire alarms that do not sound. To find the missing alarm, A&D will have to do a unit-by-unit inspection. I will be sending out additional notices specifically to those living in the A and E stacks. For now please note on your calendar that A&D will be working on the fire alarm system in the West building from March 21-23.
