Coral Tree Plaza Weekly Update
Happy Friday Everyone.
Hello Coral Tree Plaza Community.
This week I would like to send you the weekly update but with a deeper focus on the security-related issues in the community. Please take a moment to read the updates below, and consider forwarding it to that one neighbor who always forgets to read the Friday update. The information below is pertinent to everyone living or owning at Coral Tree Plaza.
Security Breach:
Over the weekend there were three different security breaches to the community. The first is the garage gate clicker system, with a man coming down the garage gate in the early hours of Monday morning, and prying open the clicker control box, pulling out all of the wires, and then leaving without ever entering the garage.
Sometime on Saturday night a person jumped over the pool fence from the canyon side, spent some time in the spa, and then defecated in the stairwell leading to the parking garage.
The spa has been deep cleaned, the pool deck has been completely sanitized.
The third issue was an encampment found in the easternmost stairwell of the parking garage. This is the stairwell that leads out onto the promenade. While we do not yet know how this person got into the property, they likely followed someone into the parking garage after a car passed through. The encampment has been cleaned up and all three instances have been reported to the police.
What Action Are We Taking:
CRB was able to get the garage clicker system back up and running, the box has been reinforced with a new lock, and CRB will also be coming back out within the next week or so to re-route the box into the inside portion of the garage behind the gate so that this issue does not happen again.
I ordered dummy cameras for the stairwell leading from the pool into the garage. The cameras are a temporary measure until we can get security cameras installed. Security cameras are coming in very slowly from our supplier, likely due to the supply chain issue in general. The dummy cameras are meant to deter people from hiding out or defecating in the stairwell. They are not live cameras but they do have a blinking red light as if they were recording.
Victor has installed alarmed sensors in three locations at the property.
1. Emergency exit nearest the bike cage that leads out to 6th avenue by the pool.
2. Emergency exit in the Western stairwell of the West building that opens up to the space between the building and the tennis court.
3. Emergency exit in the Eastern stairwell of the East building that opens up into the canyon.
We are required to have these emergency exits at the association, it is mandated by the City of San Diego and it is also for the safety of the residents. These new alarms on the emergency exit doors will sound if they are opened. The alarms are meant to act as a deterrent and will prevent people from propping the doors open to be able to get back into the property which we have seen happen before. If you ever hear one of these alarms going off, please do not approach the door, please call the office or if you are concerned for your safety, please call 911.
These are just some of the additional security measures that have been added to the property. It’s important to note that the Board is also exploring additional measures such as evening security guard patrol, monitoring services, and more. This is not meant to scare everyone, but it is meant to show how hard your Board of Directors is working to address the ongoing security concerns at Coral Tree Plaza and the Hillcrest area in general.
Resident Participation and Assistance:
You can do your part too. Here are some things to incorporate into your routine.
– Wait for the garage gate to close behind you when coming into the property. The majority of our garage thefts come from people coming into the garage on foot or bike after a car has entered the garage.
– Keep track of your fobs, if you lose one, report it to me immediately so that it can be disabled. If you find it again, excellent, it can be turned back on. Don’t let them float out at large.
– Filter calls from the callbox. If you are not expecting a guest and someone calls you claiming that they are there to deliver to your neighbor, or they know the person living up above you, please kindly tell them you cannot buzz them in. You can direct any unknown guests to call me directly through the callbox. I can then verify if they are a vendor, delivery driver, or I can confirm with the owner that the caller is supposed to be onsite.
– Don’t leave anything in your car that could be considered valuable. When I say could be considered valuable, I mean everything from spare change to your iPhone charging cord. The more that criminals can see in your car, the more likely that they are to break in to see what you have inside.
Other News
Garage Gate Clickers:
CRB Security was out onsite today making more adjustments to the garage gate clicker system. They were able to get the clicker system back up and running. CRB ordered parts for a newer version of our existing garage gate system and was able to solder it to our older system. This does mean that there is a chance the gate clicker repair may not be 100% fixed but after a great deal of testing the system earlier today, we were able to open the gate multiple times using a clicker. This was a great success for Coral Tree Plaza and a demonstration of working with truly helpful vendors. It was originally thought that we would need to purchase a brand new garage clicker system that would cost upwards of $5,000. Thankfully CRB found a solution that came out to less than $500. As a caution, I would ask and encourage everyone to please also have their fob handy in case the garage gate system repair malfunctions. I have also ordered more gate clickers for those who need them. They should be arriving sometime next week.
Onsite Office Closed:
The onsite office will be closed on Wednesday and Thursday next week. It will be open Monday, Tuesday, and Friday.
