Coral Tree Plaza Weekly Update

Happy Friday Everyone.

Chiller

This week has had no shortage of malfunctions and issues at the property. Much of this can be attributed to the “hibernation” of our equipment during the colder months. Although the chiller still runs and gets normal maintenance during the colder months, when it starts to heat up again, the chiller demand goes up and that’s typically when problems come out. There are two sets of pumps that work with the chiller system, one set (supply) of pumps pushes chilled water up into the buildings, the other set (return) pulls the warmed water back down into the chiller so that it can once again be cooled and pushed up to the building. Each set of pumps switches back and forth continuously so it is not one pump constantly running 24/7 causing wear and tear much faster. This week one of the pumps on the return side got air stuck inside of the pump, causing it to shut down. Under normal circumstances, if one pump shuts itself off, the other pump takes over until the downed pump can be restored. But for some reason, the second pump was not taking over the load and it caused the whole system to shut down. I wanted to go into greater detail about how the chiller system works because it is a very complicated system made up of many different pieces of equipment. So sometimes when the chiller is not working and we are not able to get it back up online for a couple of hours, it is because there are so many moving parts (literally). For those who are interested in the mechanics of a chilled water system, I am going to include a link here to a video explaining chiller systems.

Pool Heater

The pool heater is still not operational. There is an error code showing up on the heater for the pool. This appears to be a manufacturer defect with the heater. I have submitted a warranty repair request from Pentair the company that produces these defects. They will be reaching back out to me to schedule maintenance on the pool heater to make repairs. Unfortunately due to the nature of the warranty on the heater, I cannot authorize repairs from a third party with the heater, that would break the warranty on the new heater. Once the Pentair repair technician is scheduled I will notify the community when we can expect the heated pool to be back online. Please note that the spa is still functioning correctly.

Board Meeting – February

As a friendly reminder, the Board has an open session meeting this month on the 23rd. The meeting is scheduled to be held virtually and will be an opportunity for new and long-time homeowners to attend and ask any questions or voice feedback about the community. I will post the Zoom link in next Friday’s update.

Trash Chute Deep Cleaning

Please note that we are still scheduled to have our trash chute deep cleaning at the end of this month. The cleaning begins on Tuesday, February 22nd at 9:00 am and ends on Friday. Again I must remind everyone that these janitorial technicians are literally inside of the trash chute scraping down the sides of the chute and scrubbing them. So do not throw trash down the chute.
