Coral Tree Plaza Weekly Update

Happy Friday Everyone.

Tree Stump

That frustrating tree stump continues to present difficulties for us out front of the West building. The stump has been trimmed down multiple times. The landscapers are having difficulty removing the entire stump altogether because it is still waterlogged from the rain. With all of the moisture inside of the stump, it is extraordinarily heavy. There is an option to tie a chain around the stump attach it to a hitch of a truck and haul the stump away. But that also presents an opportunity for the stump to take with it a chunk of the barrier wall of the planter. Not wanting any further damage from the fallen tree, I have instructed the landscapers to continue to trim down the trunk at each visit to the property until it is a reasonable size/weight that they can safely remove from the planter. I do apologize for having the trunk stump out front for so long, but it is not without good reason.

Rule Refresher – Pets

Thank you to all who read last week’s email and learned something new about the Rules and Regulations at the association. This week I have decided to keep up the trend and just go over the pet rules at the association. The association has dogs old and new, but everyone must adhere to the rules regardless of the pet. So here are the rules for pets at the association, and I will stress that above anything else (breed, size, etc.) the handling of the pet is the most important part. Small dogs can be just as vicious if not more so, than larger dogs. It’s entirely about how the pet is handled.

RULES:

Leashes are required in the buildings and common areas, with the exception of the designated dog run at the northeast side of the East building.

·        Note: San Diego City law requires that dogs be on a leash in any public area other than in designated dog parks.

ADVICE:

Pet owners are expected to supervise their animals properly and are responsible for damage caused by such animals.

Household Pet (Cont.)

The designated dog walk located at the northeast side of the East building is a Common Area and pet owners are responsible for cleaning up pet waste in that area. The gate is opened with your regular Common Area key. A refuse can is provided for animal waste disposal next to the dog walk gate. Please do not use front-door or other trash receptacles for dog waste.

Dogs should be licensed and wear the license when outside the owner’s unit. Vaccinations should be up-to-date. Humane treatment is expected at all times (alleged pet abuse may be addressed with Animal Control 619-278-9760). Disturbing the peace, public nuisance and/or aggression are not tolerated.

Pet owners should discuss with a neighbor/friend what to do in the event an emergency occurs when the pet is left home while the pet owner is away from CTP. (Pg. 11)

Security Camera Installation

The Board has approved the installation of 8 additional cameras in the parking garage. I have walked the job with the technicians from CRB and they are ordering materials to install the cameras. The location of cameras in the parking garage is in the stairwells exiting out of the building and the turnaround points in the parking garage. The job is expected to take multiple days because a brand new conduit needs to be run from the control room next to the hobby shop to all the new locations. I do not anticipate the installation to stop the flow of traffic in the parking garage. These new security cameras will allow me to monitor the exits of the parking garage and ensure that they are never propped open. When the exits are propped open, anybody from 6th avenue or the canyon can enter the garage.

Replaced Tennis Court Lights

Over the past month, you may have noticed some of the crew members from Sommer Electric out at the tennis court. They have been slowly but surely replacing the tennis court lights from the older incandescent lights to LEDs. This will save the association money on the electric bill. Unfortunately, there was an incident the other week where a vehicle at the neighboring property backed up into the light post at the NorthEast corner of the tennis court and knocked it into the fencing. The light post has been secured temporarily but will likely need to be replaced. Presently I am working with the insurance carrier of the driver to get the light post repaired. I will send out further updates when that time does come. As a reminder- please don’t forget to turn off the lights. If you are done using the tennis court at night, flip the lights off. It costs the association money to run them all night and it will also keep awake anybody with a window overlooking the tennis court. So be courteous to others.
