Happy Friday Everyone.

Friday Update – New Owners

Thank you to all who take the time each week to read the updates that I send out. When I get responses back from owners it’s nice to know that many tune in to find out what’s going on in the community. This is an opportunity for management to give owners and residents a heads up of what is to come, or what has been done. That being said, some are unaware of the Friday updates or may not be keen to the fact that there is pertinent information in the weekly updates. I will be making more of a concerted effort this year to get everyone looped in on these weekly updates, including those who rent units at the building. If you happen to know that your neighbor has not opted into the weekly updates through the management app, please ask them to contact me or let me know directly. This is a great tool for the community to use, but it works at its finest when we are all on the same page. So please consider reaching out to that one neighbor who doesn’t like to read emails and perhaps mention that if they only want to read one email a week, make it the Friday one.

Ongoing Violations

A question that I get a lot these days is “Are people allowed to do that?” and the answer is usually no. So to further educate the community about some of our Rules and Regulations I want to just touch base on a few violations that have come up in the past two weeks.

SMOKING

RULE: 

Smoking is strictly prohibited at Coral Tree Plaza with the exception of the interior of a home and West of the Clubhouse. No smoking is allowed in common areas including guest rooms, gym and pool & spa area. Smoking is not allowed on the grounds of CTP except as noted above.

ADVICE:

Be considerate of your neighbors when smoking in your unit by not blowing smoke out windows or doors. The odor of smoke can be noxious to neighbors. Don’t drop ashes or cigarette butts over the balconies. Interior bathroom exhaust fans run continuously and will vent through the tops of the buildings. BALCONIES, PATIOS and RAILINGS

CC&Rs-Article VI, 6.3, 6.9 Article VI
*Balconies and Patios: No unsightly objects or equipment shall be kept on the balconies or patios.

RULE:

Only patio-style furniture is permitted on balconies or patios. Air conditioning equipment, exercise/health machines, other athletic equipment, bicycles, laundry, and storage units or bins are prohibited. Bar-B-Ques and Grills: Outdoor cooking is allowed using only electric grills on balconies/patios with specific restrictions. See Manager for information before proceeding.

Only non-commercial banners, flags, posters and signs may be displayed from the window, door, balcony, or outside wall of the owner’s exclusive use area. Flags and banners must be less than 15 square feet in size; signs and posters must be less than 9 square feet in size. Nothing may be permanently attached to any wall, overhead balcony or railings with the exception of windscreens. (Rules and Regulations pg. 11-12)

GARBAGE AND REFUSE DISPOSAL

GUIDELINES: 

Trash chutes are located in trash rooms on each floor and should be used between 8 A.M. and 9 P.M.

CTP recycles CLEAN glass bottles and jars, metal, plastic bottles, paper/newspaper, and cardboard. Please help us keep our environment clean. All recyclables should be placed in blue recycle bins in the garage areas. Beverage cans & plastic bottles should be placed in the round blue barrels with CRV sign next to the blue bins.

Garbage and small non-recyclables should be in a plastic bag before disposal in the chutes.

               Do not throw cardboard boxes down the chutes.

Do not throw heavy items down the chutes. Place heavy items outside the dumpster room on the north side of either building.

Tube Fluorescent lights and bulbs are disposed of by bagging and placing them outside the dumpster room on the north side of either building.  

Put newspapers and other paper items in a bag, and break down cardboard boxes small enough to fit into the blue recycle bins located near each garage elevator landing. If the bins are full, place the cardboard behind the bins to avoid a trip hazard.

Owners are responsible for disposing of household batteries of any kind. There are receptacles for small fluorescent bulbs and batteries on the wall near each recycle area in the garages. Owners are responsible for disposing of paints and oils in city designated recycle facilities. Plants over two feet tall, building materials including glass or wood doors, window or screens, plumbing fixtures, heating or cooling parts, draperies, etc. must be removed from CTP property by the owner, or the owner’s contractors.

Plants and trees less than two feet tall, and bagged, may be placed outside the dumpster room on the North side of either building.

Any resident who is physically unable to remove trash should ask a neighbor or care-giver for assistance.

Each resident is responsible for the clean up of any materials, dirt, spills, etc. resulting from the resident’s activities or those of any employee or any contractor the resident hires. Residents must ensure that workers clean up after themselves and that no safety or health hazards are created by the actions of employees or independent contractors. (Rules and Regulations pg. 34)

Violation of these or any Rules and Regulations subject an owner to penalties including revoking common area privileges (guest suites, tennis court, pool, clubhouse, etc.), revoked voting privileges at the community, and fines up to $1,000 per incident.

As a side note- while the violation may seem ongoing to other owners, please note that there is usually a violations process ongoing in the background with the owner and the Board.

Power Outage SDGE

Some of you may recall the previously scheduled power outage that was back in December. The power outage was canceled last minute, but that information was not relayed to everyone who was going to be impacted (including everyone at Coral Tree Plaza). The work is going to begin tonight at 10:00 pm and stop at 6:00 am. Please prepare for delays when using the elevators in the buildings because only one elevator will be working to get up to the floors of each building, the garage elevators will continue to function normally.

Parking Garage Driving Behavior

This topic came up during the Board meeting this week and it bears repeating in the weekly update. The parking garage at Coral Tree has multiple blind spots as you take corners going either up or down. For that reason, mirrors have been strategically placed at corners so incoming cars can check before heading down. But beyond that, the safest way to get through the parking garage is slowly. There have been many near-misses in recent months. The parking garage is no place for an accident for many reasons, the least of which is that tow trucks do not fit in the parking garage. The garage is set up with driving lanes in the British style (driving in on the left instead of the right). This allows for easier access into and out of the parking garage off of 6th avenue and reduces the risk of collision. Additionally, it is meant to encourage owners to drive with caution when traveling through the parking garage.

Mask Wearing

A big thank you to everyone who has increased the mask-wearing in common areas around the community. I have ordered additional signage for the community and we will be putting it up next week. If you are already wearing your mask whenever you leave your unit, please keep up the good work. If you tend to forget about wearing a mask when you are out and about, please consider hanging a few on your keyring by your door, storing a few in your jacket pocket, or wearing it on your wrist for easy access. Omicron is extremely transmissible. Although this variant is not like Delta in its severity, that by no means should sway anyone to go without a mask. Omicron is hospitalizing plenty of people who do not have the strengthened immune systems to fight Covid-19. Do your part, mask up.
