Coral Tree Plaza Weekly Update
Happy Friday Everyone.
There are three important matters to discuss today.
- Parking Garage Break-In
Last week someone entered into the parking garage on Monday by waiting down by the gate and walked in after a vehicle drove into the garage, this was at 4:00 pm. They were in the garage the following two nights as well and broke into multiple vehicles and vandalized the cars. All the owners impacted have been informed and are taking necessary steps with their insurance and the authorities.
The Board has been made aware of this issue and they are taking steps to decrease break-ins. The Board is considering the addition of cameras, evening security patrol, and alarming the emergency exits to prevent them from being propped open.
There has been an alarming increase in vandalism and crime in the area, another Action property manager noted that they had $27,000 worth of damage to their mailroom after a thief got inside and crowbarred open all of the mailboxes. The police seem to be unable to meet the demands of the area and so it is more important than ever to follow all precautions to keep the building safe. These are:
-Do not let anyone into the building, parking garage, or promenade that is not your guest. All visitors are welcome to use the callbox. Politely inform anyone asking to be let in that they must use the callbox to get into the property.
-Keep your vehicle clear of all items, lock it at night, and be aware of your surroundings. This applies beyond Coral Tree Plaza property. Vehicles with visible items inside are prime targets for criminals breaking into cars.
-Check behind you when entering and exiting the parking garage. Many break-ins happen when someone sneaks into the property after a car enters or leaves the garage. I cannot stress enough how often this happens. The amount of times that people have physically broken into the property by prying open doors/gates is just a fraction compared to the times that nobody has watched the garage gate close and someone has walked straight in after a car.
- Masks in Common Area
Yesterday, California announced it is extending its statewide indoor mask mandate until at least February 15th. Omicron is now the main variant of Covid-19 in the United States and spreads rapidly. This is not a rule that has been created by Coral Tree Plaza, it is the mandate that the state has passed down and CTP is responsible for following the mandate. Beyond the incentives of following the mandate, time and time again studies have shown that wearing a mask significantly reduces the rate of transmission. So please consider having a stash of masks by your front door to remind you anytime you are indoors you must wear a mask. That includes lobbies, elevators, parking garage, clubhouse, gym, and anywhere else on the property that is indoors.
- Above Ground Parking Lot
I have received a few complaints about the above-ground parking lot being full overnight. It feels appropriate to go over the explanation behind the rules of the above-ground parking lot. The spaces in between the two buildings are for daytime visitors of the property. These visitors can be friends or family coming to visit with you for a short period. The lot is also a place where contractors park their vehicles to complete work inside of the building. Contractors using lifted service vehicles cannot clear the low ceiling in the parking garage. Trying to force them into the parking garage would result in multiple damaged waste lines. The vehicles parked in the above-ground parking lot overnight are only for in-home care providers. These nurses/aids have to park in the above-ground lot because frequently the resident that they care for cannot come down to meet them at the garage and let them in. If you are parking your vehicle in the above-ground parking lot overnight, you are parking in the wrong space. There are two assigned parking spaces per unit down in the parking garage. If you need additional space, please reach out to me directly so arrangements can be made. There is no reason to take these spaces from the caregivers who need them.
Spa Re-Heated:
The spa has undergone a full clean and is now back up and running. The spa will be heated by Friday night. Please use it responsibly. The spa was drained and cleaned after a break-in when someone bathed in the spa. The spa is also being heated by a new heater system that was approved by the Board and installed in December by Pool Beautiful.
Tree Trimming:
Some of you may have seen the emails that came out late last night regarding the tree trimming. MSE Landscaping was originally unable to schedule tree trimming at the property until mid to late January. They finished their jobs early this week and called us yesterday offering to come out today to trim the trees at the property. Then in a twist of events, they called again last night saying that something had come up and they wouldn’t be able to come out to trim the trees at the property today. Once I hear back from them on a new tree trimming date I will notify the community.
Storm Damage:
Multiple areas around the property were damaged from the large storm back in December. The tree out front of the West building fell, taking with it the light post inside the wrought iron gate. Pro-Tec is going to come out to inspect as well as install a new light post, the electrical lines were severely damaged in the fall. The lines have been capped and the power to the lamp is off. The tree trunk of the fallen tree is going to be removed next week by Pacific Green Landscaping. They were not able to clean up the trunk before because they did not have the equipment to haul it away. They are coming back next week with the proper equipment to haul everything away. Victor and I are working to fix all of the damage from the storm, we apologize for the delay and thank you for your patience.
Pet of the Month:
January is the start of a new year. What better way to do that than by a fresh new beautiful face for our pet of the month. You may have seen Baylee in the dog run. She is the sweetest and loves to give out kisses for free. I would 10/10 recommend befriending Baylee if you get the chance. She is an East building dog who has been with the association for almost a year now. So please enjoy the attached photo. For those of you who are not able to view the photo, I will post pictures in the mailroom lobbies.
