Dirty Trashrooms:
It pains me to do this but I need to be a broken record yet again regarding the trash room. Homeowners and residents are throwing open containers of food down the trash chute. It is landing in and around the dumpster, spilling food waste all over the trash room. For a bit of context – the trash chute is a straight shot down, and then right at the very bottom of the chute, there is a roughly 30-degree angle pointing the chute at the dumpster. Now if you are throwing a bag of trash down the chute, this is no problem. But if you are throwing open food waste, leftovers, and the sushi you didn’t finish from last night down the trash chute, it lands all over the dumpster, the trash room, and inside the trash chute. The team can clean the trash rooms every week, which they do. It’s an uphill battle to keep the area clean if every day more food waste is landing on the floor then can be cleaned up. Ultimately this comes down to what the association wants. Maria can spend time cleaning the trash room up from food waste unnecessarily dumped down the chute, or she can work on cleaning the lobbies, hallways, and other common areas for the enjoyment of all. Keep that in mind the next time you need to throw your trash away.
Onsite Office Staffing:
I will be out of the office on September 28th and returning to the office on October 11th. I will be working remotely beginning on the 4th until I can return to the onsite office. In the time that I am away from the property, my Senior Manager Kelly Thomson will be sitting in the onsite office in case anyone needs anything. I have been working with the Board, Pro-Tec, and PMS Janitorial to set up the two weeks I am out so that there are no major projects or needs onsite.
Spa Cover:
Last week the City of San Diego inspected the pool. Every so often (about once per year) they come unannounced and inspect our pool. Typically they check for things like chlorination levels, drain covers, etc. This year we received a notice from the City stating that it is now considered a hazard to have a spa cover. Their thinking behind this is that a child or person could fall into the spa and slip under the cover, nobody would notice that they are in there and the person who fell into the spa could suffer an injury or even die. So effective immediately we will not have a cover on the spa. I do know that the spa cover provides coverage from the leaves that fall from our Coral Trees off of 6th Ave. (yup! We DO have Coral Trees at Coral Tree Plaza). The spa cover also keeps in some of the heat from the water. I am working with a few other managers and our landscapers to find a solution for the leaves dropping into the spa. I do ask for your patience while we work to figure this out.
