Coral Tree Plaza Weekly Update

Rescheduled CC&R Meeting:

The previously scheduled meeting to open ballots for the CC&R amendment vote has been rescheduled for Monday, August 30th starting at 5:00 pm via Zoom. I will send out the Zoom link and details as we get closer to the meeting. I’d like to highlight a few key takeaways from yesterday.

-61% of the ballots sent out have been returned, we need 66 2/3% to meet quorum.

-If a quorum is not met this second time around the association will have to either mail out ballots again or take the amendment through the court system.

-These additional costs are not budgeted and the association will have to pay for the unanticipated costs either through a special assessment or increased dues next year to make up for the deficit this year.

If you have not received a ballot, please notify me and I will see to it that you get a replacement ballot. If you have not yet sent your ballot in the mail, please drop it off at my office and I will drive to the inspector of election and drop off the ballots directly. There is no reason for the association not to pass this amendment. It is an inevitability that the governing documents will be changed because the law requires the change to be made. The only variable is whether or not the association incurs additional costs. So please it is so important that you submit your ballot. If you can’t remember whether or not you turned yours in or have any questions. Please let me know. The ballots are being tracked and I can find out if your ballot was received or not.

Shoring Equipment in Garage:

Yesterday MC Contracting and American Scaffolding were working down in the parking garage to shore up multiple locations that need additional support beams for the time being until a permanent repair is made. As the work was underway, the contractors realized that they need more space to install the equipment than they originally thought. Because of this, the work has been rescheduled for Wednesday, August 11th from 9:00 am – 5:00 pm. I have contacted all of the spaces that need to be cleared but I will also put them here below as well.

Tree Trimming:

MSE Landscaping is scheduled to come out and begin tree trimming throughout the property starting on August 30th. The tree trimming crew will be working at various locations throughout the property. As we get closer to the week of tree trimming, I will let everyone know where they are going to be working. Some of the trees are going to be cut back significantly because they are a safety hazard or because the tree itself has died and is no longer viable.

Chiller Drain Down:

On Wednesday, August 11th starting at 8:30 am the chiller will be drained down for elective repairs in several units. The drain down process means that there is no cold water supply coming to the HVAC units in the building. The work should not take longer than a few hours. As soon as the work is complete, we will restore the chilled water to the building. Every once in a while we need to do this type of drain down because the angle stops to the chiller units have rusted and frozen open or shut. When the angle stops rust and freeze, technicians can’t work on or replace an HVAC unit because there is no way to isolate the machine and stop water from running into it.
