Callbox Update:

Our greatly awaited callboxes are unfortunately still in the “awaiting” process. I spoke today with CRB Security, the company installing our new callboxes. They informed me that there is a delay on materials from the Indentiv company that supplies the callboxes. But to speed along the process, CRB has been working onsite to gather all the data from the callboxes, so that when the new boxes are installed we will have everyone’s name and number already programmed into the boxes and the association can hit the ground running. I do apologize for the delay in getting the new callboxes. All our East building residents have been so incredibly patient during this process. Unfortunately, it does not seem like we are an island in this regard with waiting for supplies to come in. However, are ready when the callboxes do come in. I believe we are looking at sometime next week for the arrival of the boxes.

Grocery Carts:

Over the past week, I have received many emails from homeowners confused about their grocery carts that they keep in the garage. It appears that someone at the association may be using the carts down in the garage and then leaving them in other random locations in the garage. I would like to remind everyone that the carts are not communal, they most likely belong to the person whose parking space the cart is in. So if you do not have a small shopping cart to carry your groceries up in, I would suggest taking a look at Costco or Target, but please do not use anyone else’s grocery cart.

Onsite Office Closed:

Next week on Thursday the 26th and Friday the 27th, the onsite office will be closed. I will be out of town but you can reach out to Action Property Management for any assistance you may need. To speak with a team member at Action please call 800-400-2284. I will be returning on Monday, August 30th just in time for our reconvened CC&R Meeting!

Rescheduled CC&R Meeting:

The previously scheduled meeting to open ballots for the CC&R amendment vote has been rescheduled for Monday, August 30th starting at 5:00 pm via Zoom. I will send out the Zoom link and details as we get closer to the meeting. I’d like to highlight a few key takeaways from yesterday.

-61% of the ballots sent out have been returned, we need 66 2/3% to meet quorum.

-If a quorum is not met this second time around the association will have to either mail out ballots again or take the amendment through the court system.

-These additional costs are not budgeted and the association will have to pay for the unanticipated costs either through a special assessment or increased dues next year to make up for the deficit this year.

If you have not received a ballot, please notify me and I will see to it that you get a replacement ballot. If you have not yet sent your ballot in the mail, please drop it off at my office and I will drive to the inspector of election and drop off the ballots directly. There is no reason for the association not to pass this amendment. It is an inevitability that the governing documents will be changed because the law requires the change to be made. The only variable is whether or not the association incurs additional costs. So please it is so important that you submit your ballot. If you can’t remember whether or not you turned yours in or have any questions. Please let me know. The ballots are being tracked and I can find out if your ballot was received or not.
