Coral Tree Plaza Weekly Update

Inner Lobby Doors:

I know that the inner lobby doors are continually a pain in the neck for many of us in both buildings. I had the opportunity to examine the door with two different vendors this week. The ultimate conclusion is that the glass of the door is too heavy for the thin aluminum frame. The recommendation by both vendors has been to switch to a door that matches the front entrance door. This has less glass and more frame, it also has a 10-inch kick plate which protects from damaging the glass. The paddle that opens the door from the inside of the mailroom lobby was originally designed back in the ’70s but nowadays it is rarely installed for high volume use locations (typically you would see this on a condo complex with 10 units). The vendors have taken measurements and are going to be sending bids back to me early next week. We will then get the installation going.

Sink Strainer:

Do you ever just think to yourself “Dang, I wish I had a pasta strainer but for my kitchen sink drain!” well my friends, you are all in luck. Thanks to a recommendation from one of our homeowners, I have discovered a truly excellent yet inexpensive way to reduce the wear and tear on the kitchen plumbing stack. If you are in the mood for a little bit of light houseware shopping, consider stopping by Lowes, Home Depot, or Ace this weekend and look at the kitchen sink strainers. There are a few very inexpensive mesh strainer baskets that cost as little as $1.50. This will catch all of the larger food items that would typically go down the sink. It’s going to reduce the wear and tear on garbage disposals, and will also reduce the food waste going down the kitchen sink plumbing stack. This in turn means less frequent kitchen stack cleaning, which ultimately means less money spent out of the association budget. If you are looking for a recommendation please feel free to shoot me an email and I can point you in the direction of a few options.  

Trash Chute Cleaning:

Pro-Tec Janitorial Services has finished the deep cleaning of the trash chutes. We had a few speedbumps along the way however the crew was able to clean out the trash chutes completely. They also cleaned out the dumpster rooms and wiped down each trash chute room on all the floors. Just as a reminder to everyone, please note that if the trash chute rooms are caution taped off, that means you cannot throw anything down the trash chute. On two separate occasions, residents removed the caution tape in the middle of the day and threw trash down the chute which then landed on the crew working down below. So if you are ever unsure whether or not you can use the trash chute, please check with Victor or me first before dumping the trash.  

CC&R Amendment Voting:

I appreciate all of you who have taken the time to fill out your ballots and a big thank you to everyone who came to the in-person town hall. It was wonderful to see the community gathering together again. During the town hall, a very important point was brought up. And that was the point of cost. As you have seen on your ballot, the association quite literally has to make amendments to the governing documents to meet the requirement set forth by changes in the civil code. The bottom line is this- Coral Tree Plaza must amend the governing documents by the end of the year or we will be breaking the law with our rental restriction documents. If for any reason when the votes are counted next month, and the association does not pass the measure, we must then send out another ballot with the exact same suggested change. After everything is said and done for this current ballot, the cost is approximately $6,000. That takes into consideration the cost of printing, postage, hiring an inspector of election, management hours, legal consulting, and legal writing of the ballot. So I implore you all to please fill out your ballot, make sure your neighbor is filling out their ballot, and send them in before the end of the month. If you or your neighbor have any questions about the amendments, please feel free to contact me. I am here to help and offer any clarification needed.  

Structural Questions:

As I mentioned in a previous email, the association is working with Southern Cross Property Consultants to examine the structure of the parking garage and how that relates to the waterproofing of the promenade. This past week the structural engineers were on site for about two full days walking the entire property. There was no stone left unturned in their wake. They were extremely thorough and professional. The engineers have finished their inspection of the property. Their next step is to compile a full report of their findings which they will send back to us. Once we have the report back from the engineers and Southern Cross Property Consultants has the opportunity to advise the Board of Directors, we will be sure to report out to the community the findings of the engineering report. At this point based on the preliminary reports from the engineers, there is no cause for concern of a major collapse/failure.  

Chiller Repairs:

The chiller decided to put itself in a timeout this week a few different times. I know that it had us all on the edge of our seats, that is the edge of our seats directly in front of a box fan. San Diego Mechanical Energy came out and discovered that the cooling tower levels were too low for the chiller to operate. This just means that the set point for the chiller needed to be adjusted and the system reset. As of this afternoon, all the systems were working and both compressors were online. Both buildings are right now online and receiving chilled water throughout the tower which will allow your unit to cool down with your HVAC.
