Window Washing Makeup:
Javier and his crew did a fantastic job of cleaning up at the property here for us. I am glad everyone gets to see out of their windows again. We are very happy with the work. If you did not have your windows cleaned and would like to have them completed. Javier has specifically asked that all makeup cleanings be scheduled with him directly. Please call him at (619) 793-6779 to schedule the work with him. He and his crew will be available to make up any needed window washing for the next month.
Meeting of the Board:
The Board of Directors will be meeting next week on Thursday, July 1st the open meeting will begin at 5:30 pm via Zoom. I know that the state of California has begun the reopening process entirely. The Board will discuss meeting back in person again for future meetings. But for the meeting next week, we are asking that everyone continue to join us via Zoom for a meeting. E-Waste Pick Up:
After speaking with Global Disposal, the vendor that organizes the electronic waste pickup, I discovered that the demand for e-waste pickups is extremely high at the moment. So originally we were put on the schedule for a pickup in December. Seeing as that would be way too far away, I have renegotiated to put us on the calendar for August. I will send out more information about the e-waste pick-up as we get closer to the date.
CC&R Amendments:
I know that you have all heard this from me time and time again, but all owners need to understand what these governing document amendments are and why you should vote for them. So please see the information about the governing document amendments down below. And as always- if you have any questions for me, please don’t hesitate to reach out.
Assembly Bill 3182 was passed in the statehouse to change the restrictions that associations can put on rental units. The intent behind the bill is to free up more rental space to address the housing crisis in California. This new bill takes effect on January 1st, 2022. Between now and then, associations must change their governing documents to meet the new standard. To meet the new California Civil Code section 4741 added to Davis-Stirling Common Interest Development Act, Coral Tree Plaza must adopt three specific changes concerning rental units.
1- The rental cap on units must be no less than 25% of the units (which comes out to 32 units when rounded up).
2- The association must eliminate the 12 months “waiting period” that prohibits new owners from renting out their units as soon as they close on their new home.
3- The association must eliminate the requirement that all lease agreements be 12 months or greater. Now the association can permit rentals as short as 30 days (but no less than 30 days).
The important part to note in all of this is: the association is required to make these changes to meet the standard set by the new law. In other words, Coral Tree Plaza must approve these new changes to the rental restrictions or it risks possible fines from the government for being out of compliance with California Civil Code.
