Garage Theft:

Earlier this week two non-residents used a key fob to access the parking garage at the association. They attempted to enter into the bike cage to steal bikes but their fob was not programmed to the bike cage. They eventually pried open the bike cage and stole two bikes. The footage of the incident has been reported to the authorities and I have also sent the footage to our security company to review and find out what methods the criminals used to access the bike cage. They will let us know what additional steps we need to take to ensure the bike cage is not broken into again. I would like to ask everyone to please take inventory of your key fobs and make sure none of them are lost. It only takes one active fob in the wrong hands to break into the property. We all must do our part. If you ever misplace a fob please report it to me right away so I can deactivate it. This is the fastest and best way to protect you and your neighbors.

Trash Chute Cleaning:

The Board of Directors recently approved to deep clean the trash chutes in both the East and West buildings. The proposal they accepted from ProTec janitorial services is a very in-depth cleaning. The three-man crew from ProTec are going to be scraping down the inside of the trash chute to take off any built-up debris. Afterward, they are going to powerwash, soak, and scrub the trash chute. I have also submitted a request to replace the dumpsters in the trash rooms and we are going to deep clean the trash rooms themselves. At the moment I have this scheduled for the second week of July. I will publish a full schedule as we get closer to the date. But it’s important to note that when the crew is onsite cleaning the trash chute no trash can be thrown down the trash chute from 8:00 am – 4:00 pm. There will be crew members at the bottom of the trash chute cleaning, anything you throw down the chute will land on them. We are going to caution tape off the chute access, but just as a reminder ahead of time. Please know that the chutes will be closed during the day for the cleaning.

E-Waste Pick Up:

Thankfully the large roll-away dumpster is finally gone and the extra parking spaces are now available at the above-ground parking lot. I have contacted our trash brokers to request an electronic waste pickup. I will send out a notice to everyone when I get the scheduled date back from them. If you have any questions about what is or is not electronic waste, please feel free to reach out to me and I will be happy to clarify.

East Building Callbox:

The manufacturer for our callboxes reached back out to our security company and has let them know that the callbox for the East building is not repairable. Due to the age of the callbox and the power surge, the callbox is in such a state of disrepair it’s not worth attempting to salvage. At this point, it has been recommended to us that we purchase a new callbox for the East building. The Board of Directors will be reviewing callbox options in the coming week or so to pick the best callbox system for the association. They will be looking to replace both callboxes for the East and West for consistency. In the meantime, please notify all delivery people that they need to call you to access the building.  

Inner Lobby Door:

The West inner lobby door was repaired last week on Thursday, and then quite literally one day later it broke again. I suspect that the installation of the door closer may have not been tested enough after the installation. Vortex doors are coming back out on a warranty call. They have informed me that they are rather busy which is why it is taking so long to get back out. Under different circumstances, a different company would be called out to repair the door. But because this is warranty work with Vortex, they have to be the ones to repair otherwise the warranty is voided. I will get the door on the schedule for repairs next week. In the meantime, please continue pulling the door shut for security purposes.
