Pool Algae Treatment:

As you know from the email last week, we are reopening the pool. To make the pool summer ready, our pool vendors are suggesting we use another algae treatment on the pool. So starting next week on Monday, the pool will be closed for the algae treatment. The pool will reopen on Friday by the close of business and folks can freely swim about starting Friday night and heading into the weekend. Hallway Carpet Cleaning:

Next week we are starting the carpet and tile cleaning at the property. Jessi and his crew are excited to be back on-site and helping us out. They are going to start cleaning in the East building next week. The following week they will begin cleaning in the West building, and finally finishing up with the common areas like lobbies and clubhouse. For those of you who are new to the building, during a typical year, the association will have the hallways deep cleaned twice a year. This adds life to the already existing hallway flooring material. Not to mention it’s just nice to have things a little cleaner!

Amazon Key Business:

This week I began working with Amazon Key Business to find a way for the association to streamline package delivery. Given the size of the buildings and the number of packages we receive, the property is eligible for a free service offered by Amazon. Amazon is going to be coming out next week to install a separate access control system that pairs with the callboxes and fob system in both the East and West buildings. Then I will write specific instructions that every delivery driver sees when they come to deliver at the property. So what does this mean for everyone at the properties? It means that once the new system is in place, we will not have Amazon delivery drivers calling residents through the callbox for access into the building. FedEx and UPS have assigned drivers to Coral Tree Plaza. They carry their own set of fobs and do not need additional access assistance. All of this means that owners are no longer going to receive calls from delivery people trying to get into the building. I will notify you all when we have finished the installation of the new access system for the Amazon drivers. From that point forward, if you get a call from the callbox and the person states that they are from Amazon and need access into the building, they are likely misrepresenting themselves because Amazon will have its means to access the building other than the callbox.

Power Surge:

Yesterday morning, a power surge came through the grid in Hillcrest. This surge ended up being a lot of trouble for us at the property. The power surge caused a power outage immediately following the surge. So the fob system for the association went down in the West building / common area. The elevators went into earthquake response mode which is to stop operating, and the hot water went out in the low zone of the West building. The surge blew out one of the electric heat transfer pumps for the West building, and it also blew out the detector edge on the West building elevators. We have since replaced all the damaged equipment and restarted the fob system.

Although it is unlikely that something like this would happen again, I have partnered up with CRB Security to find additional ways to open up the building should the fob system go down again. This way owners are not stuck outside of the building. As a friendly reminder, your Medeco key (the silver square-looking one) will open up the interior lobby door that heads to the mailroom in each building.

Window Washing:

They said it would never happen! They told us that we were destined to have dirty windows for the rest of the time. But thanks to the marvel of modern science and the willingness of Californians to get vaccinated. The association is in a safer place now than it was last year, and we can wash the windows! Javier and his window washing crew will be out on-site from June 14th through the 25th to wash the windows in everyone’s unit. As we get closer to the date of the window washing, I’ll be sure to send out a complete schedule. Please note – if you are uncomfortable with having vendors inside of your unit and would prefer to not have your windows washed, simply send me an email and let me know that you would prefer to opt-out of window washing this time around. I will let the crew know when they come onsite and they will not enter your unit.
