Coral Tree Plaza Weekly Update

Happy Friday Coral Tree Plaza

Neighborhood Reminder: TV Noise

Whether it’s the Mandalorian or RuPaul’s Drag Race, everyone has a show that they like to sink into at the end of the day. I would like to ask everyone to please be aware of their binge tv hours. It may seem like you just started the next season of Game of Thrones but in fact, it may very well be 3:00 am, and then your neighbors are tired of hearing all the spoilers coming from your tv. So please be aware of when you are watching the tv as well as the volume level. If you’re too far gone in your favorite episode of Cake Boss please consider turning the volume down so that your neighbors can rest without hearing your tv.

Garage Doors Repairs:

This morning House of Automation was onsite to work on the garage door. Both of the motion sensors for the door were failing. House of Automation only had one sensor in stock to install today. They will be returning on Monday for the rest of the repair. Right now the door sometimes is on and off opening when you are driving out of the garage gate. The door will work if you use your gate clicker both when coming and going. Until we can make the full repair on Monday, please use your gate clicker when driving in and out of the garage.

Irrigation Audit and Repairs:

Last summer, Pacific Green Landscape started servicing the property as our landscaping company. At the time they completed an irrigation audit at the association. They discovered a few different areas of the property that could use some serious TLC. In various areas, drip irrigation is installed when it should be a sprinkler. So starting next week, Pacific Green Landscaping will be onsite to make these repairs. You may come across a sprinkler head that looks like it’s in disrepair, I only ask that you please be patient as we work to get all the various repairs complete.

Camera Installation:

Next week, CRB will also be onsite to install new security cameras in the lobbies of both buildings. I’ve teamed up with them to identify a few points at the property that do not currently have security cameras. We are trying to ensure that the association has full coverage for any type of event, be it a porch pirate or a dog leaving a mess in the elevator. This allows the Board and me to make sure that the association is safe.

Rescheduled Board Meeting:

The Board has been able to rally around a new meeting date. We are going to be meeting next week on the 15th. The meeting will count as the April meeting and the makeup from the missed March meeting. The Board will be going over a few large ticket items including the results of the 2020 financial audit completed by Sonnenberg, as well as the upcoming governing document amendments required by newly enacted laws. For those interested in attending the Zoom meeting- we have successfully worked out the kinks from the last meeting. The last time the meeting was set up, only verified users were allowed into the meeting. This unintentionally cut out about 70% of the homeowners wishing to join the meeting. Now all owners will be free to join the meeting without issue.

The meeting information is below:

Thursday, April 15th at 5:30 pm

Meeting ID: 224 659 2383

Stay safe.
