Coral Tree Plaza Weekly Update

Call Box:

Last week a resident buzzed someone into the building who was not a guest, nor were they a delivery person. Unfortunately, this person who entered the property took packages from the mailroom lobby that did not belong to them. This is a major issue that has begun popping up around the country. As more shopping is done online, more packages become a target of theft. So if you receive a call from anyone that you are not familiar with, please do not let them into the building. If you are not expecting an Amazon, UPS, or FedEx delivery, do not buzz unknown delivery people into the building. The FedEx and UPS workers assigned to the property route have their fob for access. If you do not feel comfortable with someone calling you to be buzzed in, please tell the individual to call the main office. I can review entrance cameras in live time and can confirm the identity of the callers.

Town Hall:

As some of you have seen here in the weekly emails over the past few months, the association needs to amend the governing documents so that the rental restrictions meet the standard that has been outlined in the newly passed civil code. Amending the CC&Rs of an association requires a written vote by the membership, very similar to an annual meeting when the membership votes on the board of directors. To educate the community on the new legislation, the changes to the CC&Rs, and the real-world impact of the changes, the Board is going to host a virtual town hall for all owners to attend and ask any questions they may have about the amendments. This is not going to be a regular board meeting, but rather it is just an opportunity to ensure that the community understands the need for these amendments. Once this meeting date is set I will be sure to sound out plenty of notice to the community for all to attend. We will be looking to schedule this town hall later on in the month and it will be held via Zoom.

Tennis Courts:

Thankfully the vaccination rates continue to climb. Although this does not mean that the association or the country is out of the woods, it does mean that things will slowly begin to open back up. Many residents have asked about the guest suites and the gym and when we are going to reopen them. The Board has been discussing this and they are going to continue monitoring the current case numbers in San Diego as well as the guidance given by the CDC. That being said, the association is going to permit non-residents to come and play tennis with residents at the association. Doubles are also permitted again. Please remember to wear your mask when you are in the common area, be sure to ask all your guests that they wear their masks as well.

Coral Tree Plaza Pet of the Month

I am quite convinced that if I ever went to a fortune teller, that they would tell me I was a dog in a past life. I love meeting all of our furry and feline residents. So I would like to send out a request to all those that are interested in sharing their pets with the association, to please email me a photo and a couple of fun facts about your four-legged or fin flipping friend. Each month I will add a new fuzzy face to the weekly update so that way everyone can get to know the different pets at the association.

Southern Cross Property Consultants:

In the coming weeks, I will be meeting with Southern Cross Property Consultants to evaluate the property. The consultants will be taking an in-depth look at the different maintenance-related repairs that need to be made. They will be offering the board some guidance about what is the best use of the association reserve money and how to be cost-effective while also tackling the different projects at the property. It’s worth noting that the Board is taking the time to go through this process with a consultant because they believe it will yield the best results for the association. Instead of simply going after every single project at once, they are mapping out the next few years of expenses so that way the association maintains healthy reserves but still gets work done. It has not been an easy process but this board has been dedicated to their work and I would like to give them kudos for their commitment to the volunteer position (yes, that’s right, it’s a volunteer position). It’s not an easy position but these folks do it so well.
