Coral Tree Plaza Weekly Update

Happy Friday Everyone!

Above Ground Parking Lot – Repaving:

It seems like just a second ago the cul de sac was entirely cut up and the gas line was being put in by SDGE. Turns out that was well over a month ago. I guess time flies when you are digging up and putting back together with the property.

SDGE met with me onsite yesterday, they have sub-contracted Rancho Paving Inc. to repave the above-ground parking lot. There are two distinct concrete saw cut lines at the front edge of the parking lot. These have been temporarily filled with epoxy. The parking lot will be resurfaced after the holidays. Rancho Paving has removed a piece of the old surface to test it with the compound that they plan to use on the parking lot. They would like to ensure that whatever they put down on the pavement will prevent water from dripping down into the mechanical room below.

SDGE Scheduled Power Outage:

Many residents received an email recently about a scheduled “blackout” from SDGE. Work is going to be done on a power line here on 7th avenue. This means that there will be no power supplied by SDGE. The power outage is scheduled to begin on December 18th at 10:00 pm and go until December 19th at 6:00 am. In preparation for this power outage, I have scheduled maintenance on our access control fob system, and our backup generator. The backup generator will kick on when the power supply is cut. The generator will be able to supply backup power to the buildings during the time of the blackout. I want to just note some important things.

Only one of the two building elevators will work during the blackout. This is designed on purpose to reduce energy consumption. The garage elevators will continue to work, but only one building elevator will work in the East and the West. Please expect some delays.

The callbox and the fob system are set up to run through the generator, there are also backup batteries for the system in my office and both buildings.

Onsite Office Closed:

If it seems like I am not in the office next week because it’s dark and the door is closed and the blinds are shut, it’s because I am not in the office. I will be heading home to Colorado for the week to celebrate the holiday with family. Victor and Maria will be at the property for the week and will be around if needed. Senior Manager Kelly Thomson will be available to assist with any issues that arise during the week. You can contact her by calling the Action phone line and requesting to speak with Kelly Thomson. Coral Tree Plaza Staff:

I would like to thank Victor and Maria for their hard work and dedication to the community at Coral Tree Plaza. They contribute to the association in so many ways it is hard, to sum up, what they bring to the table. Every morning Maria brings up every single recycling can and sorts the recycling to reduce the recycling contamination charges that we get when homeowners leave trash bags in the recycling bins. Every morning and afternoon Victor will perform maintenance checks on the chiller, cooling tower, water heaters, risers, control valves, and more all to ensure that everyone has hot water, cold air conditioning, and nice water pressure.

The two of them have shown nothing but dedication to the community throughout the pandemic. They have come into work every day as essential workers and have worked to keep the association safe and clean for everyone, myself included.

So if you are interested in giving them a thank you card or just a nice little note, you can leave that at my office and I will give them out as I receive them. How About Those Winds!:

Well, I don’t think any of us quite expected the storm that we got on Tuesday. I’ll say that I most definitely did not. After receiving a couple of concerned calls, I went out to the front of the West building to find that one of our trees was uprooted during the winds. Thankfully Pacific Green was able to come out onsite within 10 minutes and begin cutting the tree up. During the storm, Victor and I piled the tree branches in the planter right next to the West building. Pacific Green is going to haul away the debris and we will assess any damage from the fall after the holiday. If you have not yet done so, I would encourage everyone to check their balconies for missing items. A few bits and pieces flew down onto the promenade as we discovered yesterday during the cleanup after the storm.
