Coral Tree Plaza Weekly Update

Happy Friday Everyone!

SDGE Scheduled Power Outage:

Many residents received an email recently about a scheduled “blackout” from SDGE. Work is going to be done on a power line here on 7th avenue. This means that there will be no power supplied by SDGE. The power outage is scheduled to begin on December 18th at 10:00 pm and go until December 19th at 6:00 am. In preparation for this power outage, I have scheduled maintenance on our access control fob system, and our backup generator. The backup generator will kick on when the power supply is cut. The generator will be able to supply backup power to the buildings during the time of the blackout. I want to just note some important things.

Only one of the two building elevators will work during the blackout. This is designed on purpose to reduce energy consumption. The garage elevators will continue to work, but only one building elevator will work in the East and the West. Please expect some delays.

The callbox and the fob system are set up to run through the generator, there are also backup batteries for the system in my office and both buildings.

Balcony Care:

This week I had the opportunity to walk the property with a vendor. During that time I noticed some unorthodox balcony layouts. I need to remind everyone that you are not permitted to have flags flying unless it is game day, and seasonal decorations are encouraged but only during the season itself. So please don’t leave your National Donut Day flag up all year long. Jokes aside, it’s essential that balconies are well maintained and look neat. The curb appeal of the association increases the property value for CTP as a whole and each unit. What this means for you:

No sofas or couches on balconies, outdoor furniture only.

No bikes, bags, or beds.

No drilling into the balcony railings to put up a flag post.

No gas grills or smokers.

The way that you represent the community will translate into the value of the property. The Board of Directors will continue to do everything in their power to protect your investment, but you need to also do your part by maintaining the community and cleaning up your balcony.

Coral Tree Plaza Staff:

I would like to thank Victor and Maria for their hard work and dedication to the community at Coral Tree Plaza. They contribute to the association in so many ways it is hard, to sum up, what they bring to the table. Every morning Maria brings up every single recycling can and sorts the recycling to reduce the recycling contamination charges that we get when homeowners leave trash bags in the recycling bins. Every morning and afternoon Victor will perform maintenance checks on the chiller, cooling tower, water heaters, risers, control valves, and more all to ensure that everyone has hot water, cold air conditioning, and nice water pressure.

The two of them have shown nothing but dedication to the community throughout the pandemic. They have come into work every day as essential workers and have worked to keep the association safe and clean for everyone, myself included.

So if you are interested in giving them a thank you card or just a nice little note, you can leave that at my office and I will give them out as I receive them. If you see them around the property, please consider giving them a big thanks for their work this year. If you are writing them a card their names are spelled:

Council Member Zoom Call:

Whether you have lived here in Hillcrest your whole life or if you are new to the area, the current City Council Representative for this area is Stephen Whitburn. He is the council member for District 3 and assumed office in December of 2020. He has offered to meet with the association virtually for a town hall Zoom. This will be an opportunity for homeowners and residents to ask questions about issues and decisions affecting the Hillcrest area. Here at Coral Tree Plaza, we can create change within the lines of the property, but out in the neighborhood, those decisions are made by the City Council. So if you would like to have your voice heard and ask questions about the future of the community, please consider attending this Zoom town hall. The Zoom meeting is next week on December 15th from 5:30 pm – 6:30 pm. The link will be sent out in a separate email to the community.
