Coral Tree Plaza Weekly Update
Happy Friday to my favorite property!
SDG&E:
Well, if you liked the cul de sac before this, just wait until you see the large trench that SDGE is putting in for us. But in all seriousness, starting this morning a construction crew rolled up onsite to work on a gas line that needs to be updated and replaced. Victor and I have now exchanged contact information with the onsite supervisor for the project and will do our utmost to make this as painless a process as possible. Please bear in mind that while we think of ourselves as the maintenance masters of the property, we are not able to control this work with SDGE so to some degree the association will have to be willing to come to the table and work around the construction. The work is scheduled to finish next week on Friday. I’ll remind everyone that when you want to make a contractor laugh, tell them your timetable for the completion of a project. The proposed finish date is the 12th of next week, but it’s entirely possible that the project could last a week and a half. I would recommend that the association expect the worst and hope for the best with a short and smooth construction project.
Annual Meeting Results:
This week on Wednesday a new Board of Directors was elected to serve for a term of two years. Drue Smethers and Susan Jackson were not up for election and have another year of service on the Board before their positions are up again for election. Dan Goodwin has stepped down from the Board. I would like to personally thank him for his service to the community and his friendship over the past few years. He has brought great value to the Coral Tree, not just the towers but to the building of the community.
Richard Spero, Robin Landeck, and Nancy Farnan have been elected to each serve a term of two years. Congratulations to all three and I look forward to working with you in the coming years.
Gas Grills:
Each owner at Coral Tree is responsible for their behavior and the behavior of their tenants if they rent out their unit. That behavior does not stop at what is said or actions taken. But rather it’s also part of the way that a unit is maintained and the rules that are followed. In the past month, I have noticed a significant increase in gas or charcoal grills around the association. Please see the below text from the Rules and Regulations:
“Only patio-style furniture is permitted on balconies or patios. Air conditioning equipment, exercise/health machines, other athletic equipment, bicycles, laundry, and storage units or bins are prohibited. Bar-B-Ques and Grills: Outdoor cooking is allowed using only electric grills on balconies/patios with specific restrictions.” Pg. 11
Coral Tree Plaza is a non-sprinkler building. There are fire alarms inside of the building but no emergency sprinklers. The association uses a standpipe water supply system. This means that the association HAS to take precautions with fire hazards. If you have a gas grill or a smoker or anything other than an electric grill it must be removed from the balcony and cannot be used on the property. Beginning next week I will be sending out letters to owners in violation of this rule. It is a safety issue and disrespectful to the rest of the community to not follow rules that are extremely important to maintaining the buildings.
Pool Temperature:
My biggest love/hate relationship at this property is not with the Keurig that sits next to my office and fuels my caffeine addiction all day. But it is with the pool. The pool temperature is of high importance to many valued residents here in the community. This week our pool vendor discovered that the ignition switch for the pool water heater is malfunctioning. They are going to be able to come back out on Monday to further diagnose and repair. Until that time, the pool is set to hover at about 81 degrees. Similarly, the pool shower needs repairs because the 2-gallon water heater tank that supplies the shower is failing after years of good service. Plus the size of the tank is considerably smaller than other viable options at similar prices.
Inner Lobby Doors:
That old saying of measure twice cut once certainly seemed to be applicable this week with the inner lobby doors. As I mentioned earlier this week, Southwest Entrances was scheduled to begin working on the inner lobby door replacement in the West building on Thursday and the East building on Friday. Well when they were out yesterday, the technicians had a bit of difficulty with installing the door. A piece of metal stripping that covers the hinges of the door was cut too small. Similar to what a barber says “I can always go shorter, but I won’t glue it back on” that was the difficulty that we came up against yesterday. The piece that was cut too small was purely cosmetic. I did call Southwest Entrances and ask that they please re-measure and correctly cut the pieces offsite before returning to finish the West building inner door and installing the door in the East building. Please take note that the doors are not yet finished. Southwest will likely be out mid-next week to finish the installation.
Elevator Pads:
A few residents pointed out to me that over the weekend the elevator pads were left up in the West building. Typically we will take the elevator pads down on Fridays so that way you can enjoy a weekend full of peaceful elevator rides. However last weekend I received a request for the pads to be left up for someone moving furniture in on Saturday. It is cost-prohibitive for the association to pay for someone to come out to remove the pads during the weekend. The minimum amount of time on the Janitorial, Maintenance, or Management contract for weekend work is two hours, and the rates are charged overtime. So whenever we leave the pads up on the weekend it’s intentional because there is a request from an owner who is likely having something delivered or they themselves are moving a larger piece of furniture in. Similarly, this weekend the pads are staying up in the West building for another move of furniture.
