Neighborhood Reminder: Reporting Doors and Gates                                                                                                                            

The pandemic has created a shift in many neighborhoods around the country. Although we are getting closer to reopening the country, the economic impact of the last 12 months will take some time to settle. There is an increase in people experiencing homelessness, and Hillcrest is no different. I would like to ask all owners to please take note of the doors and gates around the community as you are going about your daily routine. If you are noticing that one of the doors or gates is not latching properly, please reach out to Victor or me so that we may schedule repairs. While we check the property every week, sometimes things come up in between and we may not always be privy to this. So if you notice something with the doors, please notify me. This way we can ensure that the community is safe and secure. 

Hot Water Repair:

This week ProTec was able to come out and replace the “T” joint in the boiler room. The joint that was originally installed was fabricated on site. The company completing the installation took two separate plumbing lines and welded the two together. Unfortunately, this did not hold up the way that we had hoped it would. So ProTec ordered a joint that came pre-fit to the dimensions of the plumbing lines. They installed this joint and secured it to the other parts of the line. By doing this we now have a manufacturer warranty on the joint and the possibility of a leak is significantly reduced. 

Chiller Repairs:

Some of you may have recalled that the chiller went down last week and went down again this past Sunday. San Diego Mechanical Energy came out to inspect the chiller. They are finding that one of the condensers is not working correctly. The condenser takes the heat emitted from the chilling process and transports it to the cooling tower where the heat is evaporated into the atmosphere (the tower coming out of the above-ground parking lot where steam emits). The condenser is not communicating with the chiller correctly, so the chiller has been shutting itself down as a protective measure. SDME has ordered a diagnostic of the condenser so that they can correctly identify what part of the condenser is not working. The association has two condensers to handle the load of the entire association. Because of the cooler temperatures outside right now we will be able to operate with the one condenser for the time being. I will continue to update the community as we work to diagnose and repair the condenser. 

The Case of the Missing Car Wash Hose:

In all my time here at the association, there have been several cases of missing items. But this week the strangest one to date has taken place. On Monday we discovered that the garage car wash hose was missing. It would appear that someone has taken the hose. I have ordered a replacement. Once the new hose has arrived we will install it down in the garage. I apologize for the inconvenience. In the future, please refrain from taking the hose.
