Neighborhood Reminder: Elevator Etiquette

2021 has thrown a lot our way already. One thing 2021 has brought is the Covid-19 vaccination countrywide rollout, but along with that, we seem to have also gotten the fast-spreading version of Covid-19 in the United States. So I think it is important to remind homeowners and residents of a few things. One, please remember the etiquette rules when riding in an elevator. Only one household in the elevator at a time. Masks must be worn at all times when riding the elevator and on the property. And please respect other people’s space, keep your distance and wear your face covering. Some residents have already started the vaccination process, but this does not mean that they cannot still transmit Covid-19, nor does it mean they can stop wearing masks. Until the Board of Directors and the Covid-19 response team give the thumbs up, the association will continue with the same safety restrictions in place. 

6 Inch Hot Water Supply Line Repair – Update:

The previously scheduled 6-inch line repair was unfortunately postponed this week. On Monday morning during the pre-job walkthrough, the Pro-Tec plumbing realized that the parts they were sent were not the correct parts that they had previously ordered. So the manufacturer must remake them and ship them out from the East coast. This is going to put a delay on the work and we will have to reschedule when we get an eta on the parts arriving. I will try to give adequate notice to the association. Please note that it may not be a full month in advance as I did previously. So please keep an eye out for each weekly update and emails that come from the association. 

East Building Kitchen Stack Jetting:

At the January board meeting, the Board of Directors approved to clean out the kitchen waste stack lines in the East building. The East Building was completed before the West building was during the plumbing project and therefore, the waste lines in the building have been used for longer. Given this, the Board has felt that the lines need to be cleaned and cleared. The West building will also have the kitchen stack lines cleared as well but that is to be scheduled at a later date. It is common practice for high rise condominium buildings to clear out the kitchen stack lines once a year or once every 18 months. The cast iron waste lines were only recently installed and so the association has not had a dire need to clear out the lines. This preventative maintenance will go a long way to avoiding kitchen sink backups and waste line leaks. Every third floor, unit is equipped with a waste cleanout so that the plumbers have easy access into the line for maintenance. As the scheduling of this is completed I will notify the East building residents of the upcoming work.

Although this resident portal has been around for the entire time that Action has been managing Coral Tree Plaza, there are not many residents who take advantage of it. Our IT department has done a fantastic job of optimizing the experience for owners, renters, property managers, and more. I would encourage each resident to take the time to look at the resident portal. There are many resources.
