Neighborhood Reminder: Exercising on the Promenade
While the gym is currently closed at the association due to the pandemic, many residents have taken to the promenade to get their fitness on. It’s so wonderful to see residents walking around the promenade or enjoying the sunshine and taking in vitamin d. I would like to ask that if you are walking around the promenade or exercising, please remember to keep your distance from others. Continue to wear a mask when you are outside and crossing paths with others. If you are having phone conversations out on the promenade, be conscious of your sound levels. Please do not have conversations on speakerphone out on the promenade, some of your fellow neighbors are working in their units and may not want to hear your phone conversation.
Kitchen Stack Cleanout:
This week ProTec Plumbing successfully cleaned out the kitchen stacks in the East building. A big thanks to all who allowed the crew access into their unit to access the kitchen stack. The work went smoothly and without issue. This type of preventative maintenance is something that the association will begin to budget and plan for either every year or every other year to ensure that there are no buildups in the lines. During the cleanout process, the plumbers reported only a few different occasions where there was a lot of debris in the line. So please continue to keep up the great work and keep those lines clean!
Property Wide Water Shut Off:
You may recall that there was a previously scheduled property-wide water shut-off to repair the six-inch hot water supply line down in the mechanical room in the garage. The parts we ordered were not correctly made and they needed to be sent back. Ferguson has re-fabricated the T-joint that is needed for the repair and it has arrived here in San Diego.
We would like to schedule the water shutoff for next week on Tuesday, March 2nd. The hot water to both buildings will be off from 8:30 am – 5:00 pm. The water shut-off will not affect the cold line. So each owner will have access to cold water in their unit but not hot water. Please plan accordingly and take extra early or extra late showers on Tuesday next week! This water shut-off will affect both the East and the West buildings.
Repair Updates:
This week was a smidge hectic with all of the various repairs that needed to be made. I wanted to take the opportunity to give everyone updates on the snags and subsequent fixes that we hit this week.
On Tuesday the hot water to the high zone in the West building went down. We discovered that the booster pump which pushes the hot water up to the 10th – 15th floors failed. The parts were ordered on Wednesday and overnighted to us on Thursday. ProTec plumbing replaced the booster pump. I have directed ProTec to take the failed pump to a supplier for restoration. They are also going to diagnose the error that disabled the pump. If there is a manufacturer defect I will look into the warranty on our pumps. Moving forward we will keep the restored pump onsite so that if one should fail again, we will not have to wait to order another one.
Shortly after the booster pump failed on Tuesday, the chiller stopped working. San Diego Mechanical Energy came out to inspect the chiller. They found that one of the two condensers was not working correctly. The condenser kept shutting itself down because it believed that there was no water flow through the unit and therefore no need to operate. SDME turned off the faulty condenser and then switched the full load over to the remaining condenser. We have since inspected the chiller and condenser multiple times, the remaining condenser is operating without any strain or difficulty. I will work with SDME in the coming weeks to diagnose the issue we faced and find out what needs to be done to the faulty condenser so that it does not fail again.
