Welcome to 2021! This year has already proved to be quite eventful, but together we will all get through it.
Neighborhood Reminder: Watch your gate (in the garage)
I know that this is a habit many residents have gotten into and it’s a great one to have here in the community. Our garage gate was significantly reinforced last year when we welded a metal mesh onto the gate, installed a new heavy-duty opener, and put new cameras in that look over the garage entrance. To date, there have been no break-ins to the garage through cutting the gate. However, the easiest way for non-residents to enter the garage is to tail cars in. So when entering and exiting the garage, please pause for a second to make sure that nobody has entered the garage on foot behind you. Just this short pause is going to deter folks from walking straight in. Thank you all for doing this so far and thank you for continuing the effort going forward.
Landscaping Improvement:
Between the tennis court and the neighboring property, there is a small patch of dirt with a few pine trees. While some may have thought that this stretch of land belongs to Quinteza- the neighboring association, it is CTP property. Although we do not see this stretch of land unless walking along 6th avenue, we have decided to complete an inexpensive improvement to the area. ML Pro Landscape will be coming out to the property next week to install several yards of river rock and drought-resistant plants. This way our neighbors do not have to look out of their balcony onto a patch of bare earth, but rather something more slightly.
Mail Room Donations:
This week I received a few notices from residents in the East building that random articles of clothing and objects are being left on the table in the mailroom lobby with “Free” signs on them. While I applaud residents who do not wish to waste and simply throw everything away, I must remind everyone that the table is not a place for residents to leave unwanted items. If you do wish to put an article of clothing, books, or other household objects “up for grab”, please consider posting a photo on the bulletin board and your contact information. With all of the packages that get delivered to the building every day rising, this area must be kept clear for deliveries. Please do not leave unwanted items in the mailroom lobby of either building.
6” Hot Water Supply Repair:
Back in October, we noticed a very small drop of water coming from the six-inch hot water supply line down in the mechanical room of the garage. This small leak has calcified over, a temporary hold of the leak, but most definitely not a permanent solution. The Board has approved to repair this line be replacing the welded T joint with a pre-fabricated T joint from the factory. The repair is a large job and will take three days to complete. The job is scheduled from February 1-3. On February 2nd from 9:00 am – 5:00 pm all water to both buildings will be shut off. If we can restore water sooner, we will turn it on, but given the scope of this project, the water must be off for the requested time to allow the plumbers to make the necessary repair/replacement. I will continue to send out notices to the community of this upcoming job, but please mark your calendar now.
