Neighborhood Reminder: Mailroom Packages

This week on a few different occasions the onsite team discovered cardboard from packages left in the mailroom in the small recycling bin. While it can certainly be exciting to receive a new package that you ordered in the mail, I must ask that you please put all cardboard down in the garage behind the bins broken down. This way we do not clutter the mailroom with empty cardboard boxes. This way we can keep the area clean and free of unnecessary debris. 

6 Inch Hot Water Supply Line Repair:

As I have mentioned over the past month, the association has been preparing to repair the hot water supply line down in the chiller room. The six-inch water supply line weld stopped holding back in July. The small pinhole leak was calcified over, but it needs to be replaced before a larger and more damaging leak occurs. So next week from Monday through Wednesday, Pro-Tec Plumbing will be onsite to make repairs to the supply line. The planned water shut off will be on Tuesday, starting at 9:00 am and going until 5:00 pm. We have been able to isolate the water shut off so that only the hot water supply is cut and the association will still be able to access cold water. Please plan accordingly for Tuesday. The water drain down process will begin shortly before 9:00 am but takes up to 30 minutes to complete, so if you still have hot water after 9:00 am please do not worry. 

Onsite Safety and Security:

In recent weeks I have begun receiving more reports from another downtown San Diego property managers about an increase in vandalism and trespassing. Unfortunately, it is a sad truth that people who are homeless will tend to trespass on a property to look for a pool or a place to camp out. It is more important now than ever that if you find someone on the property who is trespassing and/or appears to be homeless, do not confront them. Call management right away. If you feel threatened or unsafe, keep your distance and immediately call 911. Coral Tree Plaza is a very large property with many amenities, so the association is an easy target for folks to jump the fence and get inside. Please do not allow anyone into the lobby behind you unless they are your guest. A homeless man was let into the West building earlier this week by a resident and he then slept on the couch in the lobby. Please do not buzz in anyone from the callbox unless you know them as well. 

Generator Test:

One a month we must run our generator to ensure it is in proper working condition. Victor will be running the generator next week on Monday or Tuesday for approximately 30 minutes after 3:00 pm. If you see smoke in the canyon this is just a result of the generator running and the exhaust the blows out from the hobby shop where the generator is stored.
