Welcome to 2021! This year has already proved to be quite eventful, but together we will all get through it. 

Neighborhood Reminder: Dues Have Changed

Just as one more reminder, the dues at Coral Tree Plaza have changed effective January 1, 2021, so please remember that if you have automatic payments through your bank, the amount needs to be adjusted to the new rate. Please contact me if you would like to discuss the change in dues. If you need to find out how much your dues have changed, I would encourage you to check your unit profile through the Action Management resident portal. There you can make one-time payments online, review your contact information, see meeting minutes, and more. 

Unit Noise:

Even though the Covid vaccine is starting to roll out in San Diego. Not everyone is back at their normal places of work yet. Most of the community continues to stay home and inside their unit. So if you are planning on doing any work in your unit during the day that is going to cause excessive noise, please contact me so that I can notify the building of the time and duration of work. Just this past week a few residents called to inform me that they had to cancel and reschedule meetings because the noise throughout the building was so disruptive they would not be able to hold virtual meetings. If your work does not require architectural approval but will make significant noise, please let me know and I will pass along the information to everyone. 

Non-Resident Visitors:

Lately, there have been some individuals who are setting up small encampments in the alcove next to the exterior door of the mailroom. Victor and I have been keeping an eye out for anybody who is on the property but is not a guest of a resident. It is unfortunately a sign of the time as the pandemic has hit some harder than others. If you see someone setting up an encampment either on the property or down in the canyon. Please notify me. If you would like to do so, you may also submit a request to Get It Done San Diego. An online portal that allows citizens to submit work order requests to the city for work ranging from encampment clean up to pothole filling. 

6” Hot Water Supply Repair:

Back in October, we noticed a very small drop of water coming from the six-inch hot water supply line down in the mechanical room of the garage. This small leak has calcified over, a temporary hold of the leak, but most definitely not a permanent solution. The Board has approved to repair this line be replacing the welded T joint with a pre-fabricated T joint from the factory. The repair is a large job and will take three days to complete. The job is scheduled from February 1-3. On February 2nd from 9:00 am – 5:00 pm all water to both buildings will be shut off. If we can restore water sooner, we will turn it on, but given the scope of this project, the water must be off for the requested time to allow the plumbers to make the necessary repair/replacement. I will continue to send out notices to the community of this upcoming job, but please mark your calendar now.
