Hello Coral Tree Plaza Residents!
Neighborhood Reminder: Balcony Grills
Lately, I have received a few different emails and calls from homeowners asking about what can and cannot be placed on the balcony as far as grills go. I would like to take a moment and remind owners and tenants what the Rules and Regulations state regarding balconies and grills.
“Only patio-style furniture is permitted on balconies or patios. Air conditioning equipment, exercise/health machines, other athletic equipment, bicycles, laundry, and storage units or bins are prohibited. Bar-B-Ques and Grills: Outdoor cooking is allowed using only electric grills on balconies/patios with specific restrictions. See Manager for information before proceeding.” Pg. 11 Rules and Regulations.
These rules are in place not only for aesthetic reasons but because they keep the community safe. Gas grills pose a threat to the community if there were any type of fire in the building. Please do not purchase a gas grill or have one out on the balcony. If gas grills are seen on balconies, violation letters will have to be sent to keep the community safe. Thank you for understanding and cooperating with us on this.
Trash Chute Work (Cont.):
Some of you may recall that a few weeks ago, Pro Tec Construction worked onsite to put up new water-resistant fire grade drywall and replace the water damaged drywall on the first floor in the trash room of each building. The next steps in this project are to deep clean the trash room- there are years and years of trash and debris that have built up on the walls (think flies sticking to the walls) that need to be scrubbed off. Once the rooms are cleaned, we will then lay down an epoxy on the floors and up the walls of the room. Antonio and Justin will put this epoxy down so that in the future, when the room needs to be cleaned, we can spray it down with a hose, without damaging the walls and for overall ease of cleaning.
Professional Maintenance Systems will come out next week on Wednesday, August 12th to deep clean the trash rooms. This means that the trash chutes will be closed from 7:00 am – 4:00 pm on Wednesday, August 12th. Please do not throw trash down the chutes on Wednesday while the crew is below working. We will pull the dumpsters out of the trash rooms, so if you do need to throw something away, you can do so outside the trash rooms.
Carwash Repair:
The Board of Directors approved to re-route the drain of the carwash in the garage. Currently, the garage carwash drains to storm instead of the sewer. So Pro Tec Plumbing will come out and re-route the plumbing. This work includes an infrared scan of the garage to confirm where to core holes, hanging/installing new cast iron, and running electrical to the second floor for a sump pump installation. Given this scope of work, Pro Tec Plumbing has asked that the guest parking down in the garage be cleared out on Tuesday for the hanging of the cast iron. Please ask that your guests not park in the guest parking down in the garage on Tuesday, August 11th. Justin will place cones in front of the guest parking spots on Tuesday morning as a reminder to not use these spots.

Starting on August 14th I will begin my leave. I will not be reachable during the first week of my leave. Kelly Thomson, my Senior Manager, will be periodically coming to the onsite office to pick up checks, mail, and to check in on the property. She will not be on site all day. Kelly and I have been in communication about the current status of the property and any projects coming up. I am going to forward the office phone to the Action front desk for any calls, and my out of office email will send automatic responses during the time that I am away. Unit Repair Noise:
While everyone is home right now during the pandemic, the community is keenly aware of all units that are undergoing major renovation and repairs. If you anticipate any work in your unit that could disturb another unit with sound transference, please contact the management office so that we may notify the community of the upcoming work. This will allow residents to make arrangements when possible to avoid any noise during their working hours.
