Neighborhood Reminder: Emergency Calls and After Hours
Accidents happen. This is just a truth about life. Sometimes it’s 3:00 am and you find yourself with a major leak in the bathroom. These are the times that we least expect but almost always happen. If you need to get in contact with me or with someone from Action for an after-hours emergency, here is the phone number to call.
(800) 400-2284.
This number will connect you with the after-hours service center. They will take down contact information, what the situation is, and relay this to either me, Justin, or one of our supervisors if we are unreachable. There is a call chain of command so that if I miss a phone call from the after-hours service, Justin will be called, if Justin is not reachable the service will continue to call down the line until they reach someone.
As always, if you are in immediate danger please call 911 right away.
Architectural Applications:
A few homeowners have recently raised questions about architectural applications. I wanted to take a quick second and remind everyone that the Rules and Regulations outline what requires an architectural application. “Homeowners must submit an application (Request for Authorization to Remodel) to the Architectural Control Committee (ACC) for any modification that affects other units. These include changes in flooring, plumbing, electrical, or mechanical systems.” (Pg. 8 Rules and Regulations). At times, depending on the scope of work the Architectural Control Committee will require permitting and proof of permits before commencing work. The County of San Diego, Planning & Development Services states “A permit is required to construct, enlarge, alter convert (including change of occupancy, use, or character), repair, move, or demolish a structure. Permits are also required for grading, plumbing, electrical, and mechanical work.” (Pg. 1 How to Obtain a Building Permit Summary Building Division https://www.sandiegocounty.gov/pds/docs/pds441a.pdf).
Please remember that these processes are in place to ensure that the Board of Directors in carrying out their fiduciary responsibility to the homeowners and also to keep everyone safe. Unpermitted work can lead to dangerous repairs or replacements which will ultimately cost the association to repair. So please keep this in mind when meeting with your contractor and discussing potential work.
Management Leave of Absence:
I will be out of the management office onsite for two weeks in August for a medical leave. I will be unreachable from August 14-21. On August 23 I will begin working remotely for a week and will return onsite fulltime on August 31st. During my absence, Kelly Thomson a Senior Manager from Action will periodically be working onsite and checking in on the property. If you should need to contact Kelly for any issues, you can reach her by calling 800-400-2284 and asking for Kelly Thomson.
Pool Temperature
Earlier this week, the Board of Directors reviewed a request to lower the pool temperature. Many residents prefer to use the pool at a warmer temperature as this is helpful to them for physical rehabilitation and therapeutic purposes. However, some residents use the pool for more strenuous exercise. To hear out both sides, the Board considered comments made by both those who enjoyed the hot pool and those who prefer it cooler. Presently the pool is set at 85.5 degrees. The Board has decided to keep the pool temperature where it currently is. But to offer a cooler option for others, the pool hours are going to change. The pool is now open from 4:00 am to midnight. If it is too warm during the day for swimmers, please consider swimming at night when it cools down outside a bit. This may offer a better option for everyone involved.
Call for Candidates
Attached to this email you will find the Call for Candidates form. This is for anyone who is a homeowner and is interested in running for the Board of Directors. Please see the previous email sent out for further details regarding the Board roles and responsibilities. 2 of the 5 board positions are open. These are due back to the office by August 13th at 5:00 pm. Please contact me if you should have any questions or concerns.
