Neighborhood Reminder: Exercise unit valves
Once a month, Justin and a team member from Pro-Tec will walk throughout both buildings and the garage to exercise the valves. This means that they take any plumbing or HVAC lines with a lever and slowly close/open them back and forth a few times. This is part of our monthly preventative maintenance of the property. It may seem like a small or mundane task, but it is extremely important. These valves can go untouched for years and start to rust in place. Then when the time comes to shut off the waterline, the valve has rusted off and is no longer viable. This type of valve failure can and usually does lead to a large repair expense.
Not only are there valves in the common areas of the property, but they are within your unit as well. There are valves under sinks, behind toilets, next to your HVAC system, and near the washer/dryer. Exercising these valves once a month or every other month is great practice for preventative maintenance. Below is a link about valves and the importance of exercising them regularly. As a reminder: open and close these valves carefully, slowly, and using proper eye protection.
Trash Room Repairs:
This past week, the Board of Directors approved a proposal from Pro-Tec building services to repair the trash chute area on the first floor of the East and West buildings. These areas have become water damaged and need serious repair. They will first be properly abated and demolished by JJ&S Construction. Pro-Tec building services will then come back in and make repairs to the area. I am working with both of these companies to schedule this work. Please note that we will need to close off the trash chute for about 8 hours to allow JJ&S to safely come in and complete their work. I will notify the community when this will be and we will tape off the trash chute area on each floor as a reminder.
Clubhouse and Manager Access:
This past week the clubhouse doors were reopened to allow swimmers to use the restroom as needed. A side benefit of this has been being able to see residents again in person. It has been so wonderful to catch up with so many of you. To keep the community and the staff safe, we have set up a barrier down the center of the clubhouse. This is to enforce social distancing and to keep residents out of smaller spaces with less ventilation, such as my office. Please consider first calling or emailing the onsite office before visiting in person.
Justin, Maria, and I are all very appreciative of the positive feedback and comments from the community. Starting on Monday the Coral Tree Plaza team will not interact with any residents or visitors not wearing a mask. We are happy to help and interact with everyone, but we must also ensure that we are keeping ourselves safe. So please follow protocol and wear a mask whenever you are not inside of your unit.
Gym:
The COVID-19 Response committee is working currently on reopening the gym. They are in discussions with other reopening committees, managers, and more to find out what is the safest way to reopen the gym. I will update the community as more information is revealed about the gym and the reopening process. As a reminder, the guest suites are still closed and the clubhouse is open only for restroom use.
