Neighborhood Reminder: Homeowner Guest Responsibilities
This week I had the opportunity to speak with a few different residents about guests of residents. I would like to remind everyone that when a guest or a visitor comes to see you at Coral Tree Plaza, you are responsible for ensuring that they adhere to the Rules and Regulations. Visitors to the association must follow all of the same rules as residents. Behavior such as: smoking out on the balcony, not observing quiet hours, defacing any property, and more will result in a violation letter sent directly to the owner. Violation letters can end in fines. Please be wary when someone is coming to visit you at the property, they must follow the rules.
Where’s the pool?:
The pool is still closed today. The Board has been working diligently with insurance, and legal counsel to open the pool up as soon as possible. San Diego County has put forth many onerous guidelines that are making it very difficult for associations to reopen pools. For example- if a pool is open, there must be a designated person to monitor the pool and ensuring that everyone is following the social distancing protocol. Coral Tree Plaza has a pool that is open 24/7, but we do not have 24/7 onsite staff (Despite popular belief, I do go home at the end of the day). As you can see, these types of restrictions are not meant to make reopening any easier for associations like CTP. Given this information, we have taken to working with the association’s legal counsel to find a way to safely reopen the pool that does not violate the county reopening guidelines.
Recycling:
This week we transitioned into a new recycling system. This system is going to be more cost-effective and easier to maintain for the association and onsite staff. Please see my previous email for further details. Residents should continue to recycle in the same location as before. If you put your recycling on the 3rd floor under the West building, please continue to do so. The bins are emptied multiple times every weekday. The recycling dumpsters are emptied twice a week. I do understand that the bin on each floor is smaller than what was previously in place. This bin is more easily maneuvered, allowing Maria to comfortably take it to the trash room. If you have any questions about recycling, please do not hesitate to reach out to me. I would be happy to offer any clarification needed.
Carpet Cleaning:
Next week Jesse and his crew from Carpet Cleaner Kings will come out and deep clean the hallways for all of the residents! In the past, Carpet Cleaner Kings has cleaned all of the carpeted hallways. This year they will also be cleaning the tile of each hallway and working out some of the grime in the grout.
Wednesday, June 17th the East building will be cleaned.
Thursday, June 18th the West building will be cleaned.
New Landscaping Company:
Starting next week, Pacific Green Landscaping will be working onsite at the property. The board recently terminated the association’s contract with Landcare Logic and approve the new contract with Pacific Green. We look forward to having Pacific Green onsite and working with the landscaping committee to maintain and improve the various greenery around the association.
